I'm not denying new Orleans has a great and unique culture. I love new Orleans. I spend a lot of time there every year.

I'm denouncing the ridiculousness that is listing all these things unique to new Orleans then saying it's so much better than Dave and Buster's and olive garden everywhere. That's mischaracterization of what Dallas is and more indicative of comparing new orleans to one of the suburbs which would be a stupid comparison.

So you'll be homeless? You don't think property taxes are built into the rental price? I'm in the rental game. I know how it works. In counties/parishes/zip codes where the property taxes and home values are high, there are no rentals. No one can afford to keep them as rentals if they're not going to live in them. In places where the property taxes and home values are low you get shite slumlord rentals and renters. Places where the property taxes are low and the home values high, don't exist. Accept in a few select places in Louisiana.

Yeah, that's what I just said. I'm not sure what we're arguing about here anymore. If property taxes are high it doesn't matter if you own property or rent, that cost is going to be forwarded to you one way or another.

Without going into too much detail and ruining it for myself and my family, let's just say this. There's a way around everything. I find it's way easier to skate around high income taxes in LA then it is to skate around high property taxes in TX. Obviously, there's a way to do both but we live in a really nice house and pay almost $0 a year in property tax because of the way Louisiana assesses property tax and we are able to live an extremely comfortable lifestyle off of one part-time income and a big part of that is because of rental property we were able to acquire and in an LLC.

Texas is great for people who follow a basic traditional life path. Graduate high school, get a four-year college degree, get a decent job, hope to move up, wage slave till you're 65, retire, die.

For the rest of us there's places like Louisiana which have a lot more opportunity for people with a little brain power. Big Fish Little Pond.

Yeah that's gonna be the death of me. I've got so many north south streets I can use to avoid 75 or DNT if traffic is awful.

Nothing against San Jose but that place can make New York look cheap. A good friend's son got a paid internship at a well known company in San Jose and he is sharing a one bedroom apartment with 5 people to afford it. A lot of great opportunities and things to do but hits the wallet.

My home is definitely not valued at $100,000. And even if it was, how much is the value of a home dictated by location? There's some absolutely gorgeous homes in some shity small towns or some rural backwoods all across America that can be had around $100,000 mark.

Theres absolutely ways to game property tax in LA. I'm sorry you don't know how but I'm not going to reveal them in a public forum and ruin it for myself.

I'm not even going to respond to the other shite. You sound like a very simple minded individual. Texas is fine for certain people looking for certain things out of life. It's not any more or less for anybody than New Orleans is. Everybody has different metrics with which to measure the value of things in life. Many of those can't even be measured. They have to be experienced.

I've lived in Texas. I've lived in Louisiana. I made my choice to come back to Louisiana because Louisiana presents an opportunity to not spend my life toiling away in the rat race. I didn't see those same opportunities in Texas. Texas is a place you go to maximize your success within the rat race. If you're looking to succeed in the rat race in Louisiana, unless you know somebody, you're probably going to fail. I have a cousin in Dallas right now who's trying to emulate what I'm doing in Louisiana, in the Dallas area. He's having to take a lot of risk and I'm not sure it's going to work out for him.

You're over exaggerating my sentiment.

Of course you can find stuff to do in any city. But when 9 out of 10 people you find off the street agree with something, even if it's an opinion, you can generally accept it as probably being true. Not true in the sense of a scientific fact but true in the sense that you would probably feel the same way if experienced with an open mind.

It is generally accepted that Texas has better infrastructure on the whole, a better economy on the whole and it is generally accepted that Louisiana but more specifically, New Orleans is more fun. It's also common sense that there are places in Texas that aren't completely boring and have shity infrastructure and economy. It's also common sense that there are places in Louisiana that are boring and have great infrastructure and economy.

But it's just as absurd to try to claim that there are any places in Texas that are as unique or fun as New Orleans just as it is to claim that there are any cities in Louisiana that are as economically successful as Dallas.

Get in where you fit in.

We're saying Dallas has its own culture which is fun in its own right. And it's not Dave and Buster's and olive garden like you keep saying.
