Basically when a reassessment occurs, the citywide property tax automatically decreases by the same proportion as the assessments increased. As a result, in theory, after a reassessment the total amount of property taxes will remain the same, as people are paying a lower rate but on a higher assessment. This rate adjustment happens automatically, by law, without anyone having to act.
However the council, school board, and SWB then have the right to vote to re-increase property taxes to the old rate. This is where the tax increase comes in. As a general rule they do this as a matter of course but right now the council is feeling the heat and being knows they don't have the political capital to reraise taxes. So the council will leave their portion of the taxes flat.
The school board and SWB also control some portion of the property taxes, which is what funds those two upstanding and competent institutions. They of course dgaf and will do whatever they want, which in this case means raising taxes.

Anyone volunteer to ask why renovating properties, and increasing value of properties in an area, puts an extra strain on government? The buildings were there.. they were occupied in the past.
You Orleans parish guys need to get over to the MS coast, Madison County, Lee county (Tupelo), or Desoto County (suburb of Memphis that doesn’t take Memphis’ shite). And leave that mess behind.

Indirectly, yes they were. Does a landlord not include property taxes into the rent? What kind of idiotic statement is this? Of course rent goes up when the costs of the apartment goes up. Landlords do not absorb property tax costs.

those are reasonable responses. as far as school tax goes maybe individuals without kids should only have to pay it for say 13 yrs (time a child would be in public school system).
I have two more questions.
why should people on government assistance get to vote?
why do churches not pay property tax when they benefit from the public roads, water and sewer systems?
there's probably hundreds of these types of questions and if all were applied we'd probably just but down to one dictator.

Trying to decide whether to appeal mine. I got a 14% increase and my house is probably fairly valued. What galls me though is the randomness of it. Some nearby neighbors with similar houses and lots were not raised or barely raised compared to mine, while others were hosed.

Correct about TX. If not for the 10% cap mine would be increased 45% from last year.

Agreed, should be abolished along with higher education tax loophole (maybe public higher education gets some exemption). Churches can sway their congregation to vote a certain way. Politicians like that and give kickbacks.
