My Serious Advice to St. George

You're taken a bold new step. You caught hell from all directions but you stuck it out. Now you have to protect the victory.
My unlearned, unexpert advice?
Call Mary Hawkins-Butler, Mayor of Madison, MS. She's fought many of the fights you now face. Developers will try to sell you out in exchange for a few bucks. Politicians will squander your gains. The media won't let up. Madison is as nice as it is because she was VERY aggressive on zoning. Neighboring Ridgeland is crumbling because it's Mayor approved every sleazy deal presented by developers.
Now the apartments that were nice 25 years ago are hotbeds of drugs and crime, mushrooming across Ridgeland.
Madison? No apartments. Strict zoning requirements. Even Walmart and Sams had to make their stores aesthetically pleasing. Developers hate her but the citizens love her.
You want to do it right, go to her for advice. She's already been there, done that, and done it well.

Madison is a nice town and all but I hate that everything looks the same. You can't find shite in that place because Walmart looks like Firehouse and Walgreens.

Beware the developer. He will spring cash to the politicians, promise all kinds of tax revenue, and sell everyone out as he moves on to the next scheme or tract of land.

Madison has exploded in the last 20 years. Very little crime and great schools. Not much for night life for but that is a big reason on why Madison is great. Hell Madison just got a Taco Bell in the last 2 years because Mayor Mary didn’t want anything open 24 hours.
It is a good model but tough to carry out.

I'm extremely disappointed that Denham Springs has sold out to so many shitty developments and have very lenient zoning.
Now we have $39.99 / night Hotels, 4-5 Tatoo Parlors, Cookie Cutter Subdivisions and shitty Apartments
Not to mention, Florida Blvd looks like it did in 1980 but with older buildings and less business.

Is the new Mayor actually doing anything about it or not?
Look at the current incorporation of Gluckstadt, MS to see how incorporation can get screwed up. Some businessmen want to trash up the place so they are suing in court while they get the county allow them to do what they want.
Something similar happened with Byram, MS. It was a very nice bedroom community. The Jackson Mayor was mad because he wanted to annex it and lost. He got the county supervisors to start approving apartment complexes. 15 years later, mission accomplished.

I used to live in Madison. Mayor Mary is legit. Nothing happened unless she said so and I was alright with that.

yeah and in the Jackson area, look at where the drug deals and shootings go down in the wee hours of the night.
Wendy's is the scene to quite a few drug deals because of its late hours.
