My near miss experience with a squatter

Have some rental properties and both units at this duplex had been vacant for a few weeks while I was trying to lease them...the grass had not been cut in a few weeks during the summer so it looked like nobody was living there...I would go by every day or so just to check up on it... one day I went by the property and found a guy who had set up a tent on the back covered deck...he must have just gotten there within the last day...I told him I was going to "run an errand" and I'd be back in about 15 minutes if he was there when I got back he was going to have a big problem...he fully understood where I was going and started picking up his stuff right then...when I got back he was gone.

Doesn’t someone have to maintain residence for a minimum of 30 consecutive days or something to become a ‘squatter’? It’s not like someone can trespass or break in your house and call it theirs.

If you are in Louisiana, dealing with a trespasser like that is not difficult. The laws favor the landlord as they should.

Really you shouldn't have an issue like that unless a place is left vacant for an extended period of time with nobody checking up on it.
