Give them a 60 minute notice or as I call it a today notice.

That's when you redline the lease. These things aren't the end-all-be-all, people not knowing their rights is how these companies rake in extra money.

I lived in a fairly nice apartment complex and had this convo with the front office staff, only to find out the management company was verbally abusive to them and forced them to do specific things or else they would not receive their contractually obligated bonuses

60 day notice is so bullshite because it’s too large of a time to realistically find a new place to live (hey I like you complex but I can’t move in for 2-3 more months) and if you’re on the fence about staying it really forces your hand.

You do realize that when you give a 60 day notice, they put your apartment back on the market for 60 days from then right? This means you can easily find a place that'll lease to you 60 days out if they do the same.

I don't make the deposit amounts. Most shitty places require first month's rent. When they know you won't frick it up you don't have to pay a deposit

The contract you sign with most apartment complexes, will force you to pay some exit penalty. Usually they find a way to keep your deposit too.

I knew a lot of people who had issues with Tonti locally. One friend was paying $1100 a month and had a hole that leaked water in his bedroom (into a collection of pots) for months. He decided not to pay the third month of the leak, and they put an eviction notice on the door. So much for standing your ground. That move works for rented houses not apartments.

FIFY. Also, if you live there then you signed and agreed to it.

They arbitrarily upped my rent

They can't up rent arbitrarily. You either agreed to the terms, or like a previous poster stated, you didn't give any notice before your lease ended and it rolled over into a month to month (usually market rate + month to month fees).

haven’t fixed multiple shite wrong

There's should be something in the lease stating how long they have to take care of maintenance issues and if they aren't taken care of then you can put something in writing stating that it's been neglected. If it's still neglected after putting it in writing then they are violating their responsibilities of the lease and you can pursue legal action.

So I’ve been smoking inside and am about to just leave

Don't do that. Be an adult about it and do it the right way. You may be upset about the terms but these types of situations hardly ever work out for the lessee. It could screw up your credit and rental history tremendously.

Yes.

There are certain steps that need to be followed. I’d say the lease specifically states that rent can’t be witheld because of maintenance issues. If you don’t follow the correct steps and just decide not to pay you can and will be evicted. My last justice of the peace was great and would explain to people step by step exactly how to handle the situation if it ever happens again, then grant the eviction.

You couldn't afford it. It's bigger and nicer and in a better location than your modular home in Central

I’d much rather give a deposit back. It’s a whole lot less work. I’m Pretty lenient on move outs unless they’ve given me a reason to be extra picky.

used to be this way, now I'm becoming a hard arse because of lousy tenants, don't understand the hotel guest mindset of renters that think everything is the responsibility of the landlord, although I do have a property manager I sometimes have to get involved, but I've been called for tripped circuit breakers, lightbulbs out, stopped up toilet(caused by dumbass tenant,) and a lot more, just had an old bag move out that completely trashed the place, broke every term on the lease, had to take the place off the market for a month for $6k worth of repairs and a facelift...and the bitch is whining about her deposit, fuhgeddabowdit bitch!
