As long a someone has gotten their stuff out, left no huge holes, and made an attempt to clean I give it back

Oh, and the state of the carpet but most of ours don’t have carpet anymore.

I don’t think I could do rent houses. People seem to leave those in worse shape

I used to be lenient, let people out of their lease early, upgraded or added things that weren't necessary just as a measure of good will. I usually get a pretty good class of renter, the rent isn't cheap and the place is in a desirable location, this last tenant was an exception, she wanted to pay two years up front, didn't ask for a discount, come to find out she was a FL piece of trash that had inherited a little bit of money and was just seeing how fast she could blow through it, I rewrite the lease with just about every new tenant

I remember one time i didnt get my deposit back for coffee stains on the carpet in my bedroom. I had befriended the maintenance guy and he told me they were going to rip it out anyways and put in tile. Bitch in the office still took that money.

I can’t be lenient on lease stuff bc stupid fair housing, but I really try not to be a dick at move out. Unless they were a dick to me. Then...

Sounds like you messed up if they increased your rent and are still holding you to the 60 day time frame

Meaning you knew of the rate increase for a while and and sat on your arse and did not start looking for another place until it was too late

never got that either, but glad to accept her $, no late rent was a good thing


ETA: in retrospect I believe it was because she knew she couldn't budget her money and just wanted to make sure she had a roof over her head that was paid for
