I live mandeville with kids of the exact same ages. Avoid madisonville, traffic is crazy getting to and from. Same with Covington, getting to or from Covington on 190 around 5 is insane. Mandeville is where it's at, want to be in the mandeville highs school district and on the good side of town, not that the bad side of town is bad, but you know... it's trashier

All good schools everywhere, no crime, traffic gets worse daily. Great place to raise kids, pelican park and athletics are great. Quick access to all outdoor activities.

prepare to pay an extra 1% sales tax on the I12 corridor to support the NS mafi

he speaks the truth about an overpass....soccer moms haven't figured out how to text, drive 70, and navigate a hill in a vehicle three times bigger than what they need and four times what it's really worth

private school is key, La public school is a La public school...only difference is folks pay more prop tax in St Tam so they think it's better

Anything east of Hwy 59 is pure white trash shite hole

If you like the Saints Streets in Lafayette then you may want to look at Old Mandeville close by the Lake. Something around Girod St, Coffee, Carrol St.

Traffic has gotten significantly better since they reopened 21. 190 is 190.

I grew up in Mandeville and now live in Covington. Also lived in Madisonville for two years. Living in Covington/Madisonville is infinitely better than living in Mandeville, but Mandeville has better schools. Mandeville is a pretty pretentious area as a whole. Downtown Covington is pretty cool for a small town. You can catch music on most Friday and Saturday nights at least one bar. Good restaurants too. Madisonville doesn't have much in the way of nightlife or food, but being close to the river is cool. You can also get a good bit of land for fairly cheap heading out towards Bedico. I wouldn't want to deal with bridge traffic.


ETA: all of the above is said with the exception of the lakefront. I'd live south of Monroe st. on the lakefront in a heart beat. Plenty of food/bars to golf cart or walk to.

if you go public school, madisonville schools up until junior high are really good. after that it gets trashy.

entire city of mandeville reminds me of BR catholic school parents who are always trying to compete with each other, the Joneses

traffic is really not that bad except for the people who can't cross over the tchefuncta river on I12 without stopping to take pictures

plenty of mediocre chain restaurants for all the fattys to come from surrounding country areas to eat at; there are good high end restaurants but no good every day restaurants; only one decent sushi restaurant but it has terrible atomosphere

if you are moving from any place that has life prepared to be bored

3 years in from baton rouge (not saying BR was the life of the party) and bored as hell but will not move until the kids finish school. can't beat tuition as NO and BR private schools are twice as much at high school level

I doubt it's pretentious unless you just feel looked down upon for not wearing khakis and collared shirts.

Either way a little pretentiousness is well worth going to a school with much less poors.

I'm selling my house in Mandeville if you are still in the market for a home. Its a nice place to raise a family. Was a lot better 15 years ago, but it still beats the hell out of NOLA, Slidell and Hammond. Good luck to you.

Yep that's the ideal location if you are 10 feet off the ground. Mandeville high pipeline and awesome spot for things to do somewhat similar to Nola in that you can walk

There is a ton of bullshite in this thread. I just moved back recently, grew up here.

Without knowing where you are working, you want to be south of I12, between 190 corridor and LA59

West of river and north of 12 have the traffic issues, to varying degrees.

It all depends on how much getting around town you will need to be doing.

Schools are all fine to send your kids. I know plenty of Mandeville kids that have done fine in life. Covington High not quite as good as Fontainebleau and Mandeville.

Franco's is a gym with childcare, but stone creek is nicer and also offers it. Maybe Pelican athletic club does (it's the most budget friendly of the larger gyms).

Covington country club, river wood, beau chene, Beau rivage and old golden shores are the nicer established neighborhoods in the mandeville district. Also have some real nice newer neighborhoods in the area.

Friends in slidell designed super house to withstand even Katrina. Dummies generator was ground level although house up on stilts.

I never thought of it as pretentious growing up. Don't know how it has been in the past 10 years though.

OP, don't buy South of Monroe unless you're on a ridge, or the house is raised. It will flood
