I have had a Speed Queen washer and dryer for 10-11 years. One really minor issue with the washing machine that required a $20 part to fix a small leak, but other than that, zero problems or complaints. Would buy again in a heartbeat.

We will have WiFi. None of the light switches are smart switches though. Smart Thermostat is easy enough.

On the ice maker, do you mean just plugging the ice machine into a smart plug and turning it on via phone whenever we're heading down there?

Thanks! Great info. The place came with some cameras installed which is great. I do my own pest control at my house, so will definitely keep everything sprayed with Bifen or something similar.

Great thought about the generator - never would've occurred to me. I've got a small one that can stay at the camp.

buying a camp - questions

We just closed on a camp in the SELA marsh. It's about 1800sqft on wood pilings, on the water. It also has a dock and covered boat lift. Our boat will stay in the lift, which will always be unplugged when we're not there. Decking is also composite thankfully. We'll probably be down there 2-3 times a month in the summer, and once a month during the winter. For those that own camps, what are some things that you find helpful in minimizing maintenance? What's your process for leaving the camp for any extended period of time?

Some thoughts I've had: do y'all keep your ice machines on when not there? Do you keep your water heater lit?

Appreciate any helpful insight.
Thanks for all the input. My current cut height is 3". I'm going to treat the entire yard with liquid Tebuconazole and work the cut height down to 2" over the next couple of cuts. If it still looks thin in mid June, I'll do a granular app of the other fungicide. Then hopefully fert again towards the end of June to bring it back. Plan seem good?

I just spot treated with Tebconazole. I didn't do a treatment of the entire yard. I'm going to work a granular fungicide into my early spring maintenance next year though. This is half an acre of grass so it's quite a bit to reat.

This is Palisades Zoysia in its third year. Full sun. It's like in an odd states of being 50% greened up. Top-dressed and leveled last year and it did great. I put granular prodiamine out in February, and fertilized at the beginning of April (south LA). Also spot treated on green up with Tebuconazole, but only where brown patch seemed to be.

At first, I thought it could be freeze damage or just not greened up all the way, which may still be the case, but we laid some new sod to cover an additional area in the back last fall and it's doing great. It's just the 3 year old grass that's struggling. Any ideas what might be going on here? It is not limited to circular areas like zoysia patch. Much broader/widespread. Is it large patch? If so, what should I do? Let it work itself out?

This is not my experience at all. I'm in south Louisiana. We have a Glacier chiller and it works great. I think a lot of people that complain about them have unreasonable expectations. A chiller is not going to keep your pool at 80 degrees if it's 110 outside.

Are you referring to a heat pump? If so, I'd have a talk with your builder/installer about the heat pump's ability. My experience is that they are nearly worthless when it comes to heating when it's really cold, which is a deal breaker for me because I use the spa in the winter. I.E. I'm more concerned with the heater's ability to heat than the chiller's ability to chill, if a choice had to be made.

Gotcha. That rules it out. We have dogs that occasionally chew on plants.

Confederate jasmine is an easy one and I may do that. I just feel like it requires so much pruning to keep under control.

Hi all. I have a concrete pathway that wraps around my back porch to an outdoor shower. I want to put some brick columns along the outside of the pathway and build a trellis/fence in between the columns to create a natural privacy wall for walking around the walkway to the shower. I'm looking for a good plant to utilize for the privacy wall. It will be about 6' high.

I'd also like something that flowers. I've been considering confederate jasmine, peggy martin rose, clemantis, wisteria, etc.

Ideally, I'd like to not have to prune it 4x a year. I have confederate jasmine on a pergola right now and I feel like it requires significant maintenance to keep under control. Being that this will be a natural wall/fence, I'd like it to be maintained.

What are the H&G board's thoughts on my options? Any other suggestions?

Thanks ronk. I was hoping you'd respond. Will the roots of the grass under stress die or is it just some kind of protective mechanism/half dormancy?

I top dressed with compost/sand early this year and will repeat next year, along with aeration.

I had an issue with Zoysia patch coming out of the winter and I was able to successfully control that with Torque. I thought this may be a fungus, but it's been so damn dry and the leaves don't have spots - just brown tips in places.

I'm aware. It doesn't seem to affect the entire yard though, and I'm also aware that there are people here that know a lot more about this than I do. So, if there's something I need to be doing to prevent what's happening to the grass, I'm hoping to find out. If it's just the heat, I'll let it ride until it cools off and hope it doesn't totally die off.

I know. A grass guy cuts it though. I just take care of it via vert/fungus/etc.
