even the ones that flooded?

Not sure about that. There weren't many in that neighborhood that flooded but the ones that did repaired and stayed as far as I know. We built on the other side of Central by Blackwater and moved in October. The house we sold was off of Frenchtown across town from where we are now.

Zachary had a lot of street flooding, but not as much house flooding. Central had both. If you have a home in central that didn't flood its value has gone up a good bit.
We didn't flood, and neither did my parents or brother which is pretty amazing in itself. We all had offers from realtors, and private individuals asking us to sale. My reply to them all was "where am I supposed to live?".

well I'm mid twenties and far away from kids so my perspective is a bit different. I enjoy city life, bigger the better. Currently trying to relocate to Austin actually

Yeah most of the flooding was on the east side of Zachary.

To the OP, I lived in Zachary for a bit and commuted to North BR for work. That's an easy commute but going from GP to Prairieville or Gonzales every afternoon would be a nightmare. Everyone I work with has nightmare stories about driving from North BR to Prairieville area in the afternoons. I live in Central now and the commute is very easy. However, there is a lot of petty drama in Central and not much to do. All the restaurants pretty much suck. We go to Zachary and get takeout from Walkons and a couple of other places time to time. That should tell you how shitty the restaurant scene is in Central.

I think it's easier to get around Zachary than Prarieville. Traffic is lighter, and the roads are more built out.

Since it has a good school district, I would choose Zachary unless you work on the south end of EBR. Then I would choose Prarieville.

I would not even bother with Prarieville if your work location is GP or Exxon. They will eventually widen I-10 but that is going to be a multi year nightmare for commuters.

I would go with Zachary or even West Feliciana.

Central is another option. It's mostly rural now but it is gaining new amenities. Central has decent land use plan, sign restrictions (notice the smaller monument signs on newer developments), and good schools. I think it could develop into one of the nicer looking suburbs although I would buy flood insurance (I would just buy flood insurance anywhere in Louisiana).

This is my biggest complaint about Central other than the LP people who frick up the traffic everyday. The good ole boy politics are everywhere in La.

We are getting a nice new Waffle House in a few weeks though!!

I hope so. I love local stuff but that Central Perk coffee place is not doing well. I try to go there every so often but the coffee is never good.
