Lower Garden District/Magazine NOLA folks: Tourism ramp up good or bad?

I bought a place here in 2015 based on my love of the area as a college student uptown (not telling which) and I have to say the neighborhood is changing. Both for the good and for the bad. I appreciate the new businesses, restaurants, etc...And the reduced crime from back in those days now that I am a homeowner here...But I can't help but think that the neighborhood is becoming "normalized" a bit in the last couple years.

Curious if any LGD folks have similar thoughts or have some positive spins on the changes.

. If you are attempting to subtle brag that you overpaid for an undergrad from Tulane, don’t. No one cares about the old school LSU - Tulane rivalry anymore. Unless you are a SUNO grad in which case I wouldn’t tell anyone either.

Meh, unless you lived their prior to Katrina, your argument is weak.
Be thankful of how much good has happened because of all the money that has flowed into that neighborhood in the last 10 years or so.
Hell, even the Irish Channel has turned into a pretty good area now.

They used to be like hood and White Trash. Uptown New Orleans is getting nice. In ten years we will be talking about how nice central city is.
I've seen whole blocks go from wrecked to restored on a year's time.

How many times have you driven through an area in NOLA, saw what used to be nice homes and great craftsmanship and thought about how sad it is that neighborhood decline?

Look at the mansions on Clainourne in the 7th ward. So many examples of this, but Central city is full of this phenomenon.

The other day I was listening to a local older rap station and their tag line was "96.3 Throwback, taking it back to when the protect had bricks."

The tearing down of those brick cities in uptown and Gentilly has already had huge positive affects on turn around.
The replacement ones downtown aren't as necessary as the quarter add Treme are already surging.

Sure, if you rent, this sucks. If you bought a house 20 years ago in the hood and have been living paycheck to paycheck like many there are, then it's the greatest thing ever.
The main ones affected by the high prices are the service workers, and that is a much bigger issue because of our basic metro transportation.

What's hurting the LGD is what's ruining all the neighborhoods conveniently located in NOLA -- AirBnB.

LGD is full of huge houses turned multi family living units. I would be pissed if I was living in one unit of a 4 plex that I paid $350k for and one of the other units was for rent on Airbnb.

Yep. Earlier this year I was riding my bike around the Channel and it was like every block had new construction or major renovations on several properties. The people who crap on Nola come to town and just hit the quarter and they don't see what we do with all of the good going on.
And yes, Central City is just too close to downtown to not keep gentrifying if the city continues to improve. Even the section 8 slum lords will sell out if the property values keep going up.
