It’s a good mix of beach, retirement, commercial without tons of huge condos. Certainly would appear solid supply of north Florida white trash to balance things out. Make a LA boy feel at home.

Downtown Fernandina is great. Did some good fishing.

How are schools?

The thing that makes Atlantic Beach so incredibly nice (other than the beach and many of the houses) is that there is no through traffic. The road along the beach ends at Hanna Park thus traffic is limited.

It’s been a really long time since I’ve been there. I worked there for about a year probably 8yrs ago. It was a neat place and there are several nice dress as well as fun down areas each when their own character.

I do remember it being a great place for hole in the wall local food spots.

Being that it is right up 95. I would definitely look south of town. Would just be a straight shot up from Nocatee and Bartram Springs which is would be awesome with the family. The bay meadows area has a couple nice neighborhoods Deerwood being one of the nicer older gated communities.

Beaches,Mandarin in Duval County.
Nocatee/Ponte Vedra or anywhere in St Johns County you cant go wrong.

Lived in the Argyle Forest area for about 3 years. Wasn’t bad back then (2007). Have some in-laws on the West Side, which has gotten worse and worse over the years. I think the Mandarin area is still pretty nice. Summer is miserable. But if you are from South Louisiana, you will be fine.

I remember looking in the beaches area, but it was so expensive I eventually gave up.

My father in law has a house off Seminole Road he bought for 90k. It’s worth a million now lol. Thank God he has a disabled vet property tax exemption. We could only afford the Royal Palms area so we got a nicer place in Jax Beach and just golf cart it around. Atlantic Beach is far nicer than Ponte Vedda in my opinion just due to proximity of bars and restaurants and the layout of the Beach access points.

I heard a transplant from Virginia say this the other day when we got paired up playing golf..” the further north you go in Florida, the farther south you are”. People overall are very courteous and nice!

There is a lot close that is nice. Another poster suggested an apt. That is a good idea, so you don't lose an arse-load of value in your home price in the next year or two. The bubble bursting is already beginning in the Miami are. Almost 2/3 of homes for sale down there are foreclosures. Wait and save a couple of hundred thousand.

Yeah Trevor Lawrence was the greatest QB coming out of College Was going to save the jags. Funny Burrow can turn a bad franchise to contenders and Lawrence has not done much for the jags. Sorry OP had to vent.

Nassau county is #2 school system in the state, St Johns is #1.

Home prices on the island are crazy compared to when I bought here.
