That's about the same footprint as Southpoint down 16. They started out at $110K and it is literally the ghetto now. Cars parked in the grass and on the street. This will 100% go that way. What a travesty to 4H Club Rd which is pretty nice.

Planning and Zoning decisions still have to go before the Parish Council, right? One of the obligations of Planning and Zoning and the Council is to ensure that there is sufficient infrastructure for a proposed development.

That's where the Council has to get active. The infrastructure requirements and availability have to be certain. I would venture to guess that Livingston likely does not have sufficient infrastructure for such a huge development in one location. The process is not just a rubber stamp.

These will turn into modern day equivalent of townhomes built in 1980s like on King Bradford or Azalea Lakes.

Maybe. If Livingston schools stay good, they will probably be okay.

Really depends on the builder and how they handle loans for their homes. Horton has a bad reputation. If you start seeing foreclosures it’s going to decline pretty quickly. If it floods, it’s going to decline pretty quickly.

AP and LP have followed a model for the past 20 years.

-Find pasture fed by 2 lane hwy with ditches and utilities on both sides
-Build a 200+ unit development
-Once development is complete, widen 2 lane hwy, relocate utilities in 4+ year project that could have been done in 18 months
