Livingston Parish establishes year long development moratorium

The question is what they will do with that year?

Will developments be lower density (less traffic and drainage issues) in the future?

Will they establish better rules on signage, land use, setbacks, green space, etc?

Residents have swarmed public meetings in recent years with fears and complaints about how large new developments will overwhelm the parish's infrastructure, from schools and roads to drainage and public safety. Many of their anxieties appeared to stem from the catastrophic 2016 flood and its aftermath.

While previous council members were often divided on solutions to the region's population increase, the newest iteration of the council has expressed a unified front when it comes to resisting the influence of developers.

Originally, the 160-day moratorium passed in late August 2023 represented a tense compromise between more strident members on the council eager to rein in rampant growth and their moderate colleagues who sought to keep the relative peace between their brethren and the parish president's administration.

Great! I applaud them. Driving through BR you’re seeing the cheap developments everywhere. Alvarez is the worst one right now.

The parish is screwed. We don’t have the business infrastructure to support any more road development, schools, etc

I would halt residential development indefinitely and focus on bringing actual big businesses into the state

These dollars stores and best stops gotta go

They have doubled the approval time for double wides and tripled the approval time for triple wides?

DSLD and DR Horton will be given exceptions because what will we do if Denham Springs doesn't get another 4000 houses on 0.10 acre each? They can even name it something like "Spring Branch" or "Deer Meadow" or "Vista Lake"

The LP is a magical place. Chock full of crazy women, I bet getting lucky there is like shooting fish in a barrel.

This is the kind of garbage they are throwing together in Livingston now. Houses on top of each other, open ditches, no sidewalks, no landscaping, no trees, and inadequate parking. Oh and most of this area flooded in 2016.




They cannot continue to do this without spending a lot of money upgrading roads, drainage, parks, schools, sewers, etc. They are letting the developers build any cheap garbage but they are not prepared for it at all.

90% of Denham flooded in 2016, so that isn’t exactly exclusive territory for LP.

Best they can do is lobby to get state funding to adequately address the half dozen or so neglected state roads in LP. But traditionally the state ignores similar pleas from everyone outside of New Orleans.

Livingston could do like EBR and issue develop a list of local road projects entirely within their control. Then they could let the voters decide if they want to pass a 25 year tax, which would enable the parish to issue bonds and borrow against future revenue from that tax to accelerate local road and bridge projects. That might also help attract more business to the area too.

A little. It would spread quickly out there if they ever built a bridge over the Amite around Hooper Road.

Honestly it would be good to see more of the development spread out there. The people who live there would be less dependent on an already congested I-12.

You are joking right? I’m not sure you can find a half dozen state roads in LP that are well maintained……hell in the entire state for that matter.

There hasn't been a large lot sub-division built in 20 years. All small lots stacked on each other that end up looking like trailer parks.

There's a market for a large lot subdivision where the homes don't have to be estate homes.
