Honestly, anybody who still owns property in California needs to seriously re-think their life choices. Cash out while you can. Just don’t come to the South.

Lahaina in Hawaii has the exact same problem.
I was just there. Looked about 80% rebuilt for residential. Commercially, the town was popping. Spoke to some local residents who had rebuilt but there were many who had to sell bc not enough ins coverage to rebuild.
