Location. Right in the middle of town so close to everything and a gated community. 1.29M still seems like too much to me but in this market who knows what is too much.

Go price lake lots on Lake Minnetonka in Minnesota and you will see the same.

A lot directly on Lake Minnetonka is way more desirable than a random lot in the middle of Baton Rouge.

It is a generic fancy neighborhood, but it's also centrally located and close to other fancy neighborhoods. New(er)-builds of that scale in the middle of town are otherwise nonexistent.
