I don't know what you play but I don't believe this. L'auberge has very player friendly Blackjack rules. Vegas, Biloxi, LDL in LC, and even Shreveport are all tightening their games up to the casino's advantage - 6:5 bj payouts, playing 2 hands makes the minimum double, some even not allowing doubles after splits. LBR is still 3:2, you can play every hand at the table and the minimum stays the same, and you can split 4 times and double up to the 4th.
The issue I have is the only area you get rated correctly is high limit. Everywhere else no matter the limit - even if the limit outside is the same as the high limit, the pit rates you horribly.
I get the bitching about the entertainment and the restaurants (although 18 steak has improved), and the comps have gotten shittier since the sale. The only thing that can save those is for it to get bought by a major gaming company. Not Penn Gaming - who owns such properties as Hollywood, Cactus Pete's, Argosy, Ameristar, and Boomtown. Beau Rivage is owned by MGM. There's your difference.

Would putting a new bridge right by it help? They should lobby for it!
I'm only half kidding, but seriously, they need to build a world class spa, a top golf imitation driving range, and get a better marketing team. And figure out a way to get Uber/Lyft/Yellow Cab to go out there more.

My family owns a ton of land next to L'Auberge on River Road (The Cottage Plantation where the ruins are).
We tried to develop a portion of it into a golf course in the early 90s called Conrad Point. We ended up scrapping it because the cost was so high due to the soil condition and poor drainage. I bet L'Auberge found that out as well.
When it rains a lot out there, the water doesn't drain for shite.

L'Auberge in BR has a nice Casino floor, but it severely lacks in dining and entertainment options especially when you compare it to Golden Nugget just a few hours away.

That won't change anytime soon. There's a reason Tilman Fertitta invested so much into Golden Nugget. If anyone had any influence or indication that gaming would ever legalize in TX, it would be him. He tried for years to bring gaming to Houston and never could.

It has been a lot better than it was now, but no, I would never call it thriving or booming.
There are ghost towns there now though. Huge casinos and accompanying hotels that look post-apocalyptic with trees and shite growing in them. Its eerie.

Last year one of the supervisors at lauberge who was pretty high up before he left for greener pastures was telling me that everyone there was nervous about Louisiana passing laws to move gaming off of the water. They thought that the Belle would then be a real threat because of the Atrium. He thought a major company would see the building already in place, a hotel already in place, and a gaming license already in place all at the foot of the bridge, buy it, put a little money into it and have a major casino with a beautiful building.

What are your thoughts on the Pointe Marie development? If you have trouble getting decent drainage for a golf course then curious about a subdivision. Didn't look like they brought it much (if any) fill.
There are a bunch of expensive zero lot line spec houses sitting empty.

There is no playback on their slots, no free play nor newsletter advertising upcoming entertainment. I quit playing and was primarily going only to the lunch buffet but now they eliminated the boiled shrimp. They are slowly killing this place. If they loosened the slots, more people would attend and still gamble it back. I used to like going. Now I keep my money.

The place would be filled with people if it had a sports book. I know lots of people that never went on the MS Coast who go now just for sports betting.

Pointe Marie should be fine as far as elevation. Close to the river is high elevation. I have to wonder how many upscale neighborhoods can be built before the market becomes saturated. Lots more are coming. Lakes at Harveston, Pointe Marie, Atwater just to name a few.

We are already there. Home sales have dropped off in EBR this year and dropped off last year. So declining two years in a row.
