Overland Park is an excellent place to live and raise a family.
ETA:
Lawrence is great too, but not in MC Metro and more of a college town. Had business there a few times and thought it was very quaint.

That’s what it’s looking like. On another note KC is clearly superior to STL. Right?
Hands down KC. Ever the shittier parts of KC (looking at you Claycomo) are better than STL. Downtown KC has some fun spots but i wouldn't want to live there.

I would avoid this place. Used to be really awesome but crime is spiking in this area recently. Gangs seem to like to have shootouts here it seems.
To the OP, if you are considering moving here give the northland a look. I would recommend checking out the Liberty area. Kansas City is basically one big sprawling suburb with a good interstate system. I always say no mater where you are in the metro, you are always within a half hour of where you want to go.

If I look at a map of the KC metro, which areas do I avoid?
I'd avoid the quadrant defined by the Missouri River to the north and 71 Highway to the west as a general rule. I'd also probably avoid Wyandotte County. I'd recommend looking at places in Johnson County, Platte County, and Clay County.

Lee’s Summit is cool if you’re into getting your last name tattooed across your shoulder blades

Im a Louisiana transplant living in Lees Summit MO, beautiful with lots of nice parks. 35 min south of KC

Summer in KC can be surprisingly hot and humid. Like overwhelming hot and humid.

Certain areas can be pretty rough but just avoid them and you’ll be fine.
Areas to live:
Overland Park - very safe and an excellent community. There is a wide range of properties, from massive newer homes to modest older neighborhoods. Probably the best zoned suburb of KC
Olathe - I live here. It’s on the fringes of the city but still within 30-ish minutes of downtown if traffic is good. Lots of great parks. Not as consistently zoned as OP but the newer areas are better. Some acreage still available on the fringes of Olathe but it’s somewhat expensive.
Brookside - this is place to find the older homes in KC. Filled with anything from old money to younger hipsters. More walkable shopping and dining than OP or Olathe. Have to pay KC city tax as it’s within KC city limits. Also pretty proximal to some rough areas on the east side. If you look here you want to put some blocks between you and Troost Avenue. 100% required that you send kids to private school if you live in KC city limits.
Mission Hills - If you’re rich as frick and snobby.
Prairie Village - Nice older area with a small downtown that is walkable. Not large homes and not as historic as Brookside, but also not as easily accessible to drug dealers, robbers and murderers.
Lee’s Summit - Know people who live here and like it. Can get some acreage on the fringes of LS. Decent little downtown area but very spread out. Some good parks.
KC has a great BBQ scene that ranks up there with Memphis and Texas. Has some excellent fine and moderate dining options. KC is not southern, but definitely has Midwest friendliness. Also, central to everything. Grew up going on great road trips all over the country. Overall, it’s a great and affordable place to live and raise a family. Let me know if you have any other questions.
Also, yes, St. Louis sucks. Frick that shite hole city.

What about Olathe? Heard of that one Ideally I want some land within an hour of downtown.
I lived/worked in Olathe for about 6 months back in ‘89. My employer/landlord would take his golden retriever on his morning and evening walks. He would occasionally take his shotgun and bring back pheasants at will.

How is the demographical makeup of KC overall? We talking favorable demographics or culture?
Quinton Lucas, lame-duck D, not by any means cut from the same cloth as Cantrell, Johnson, nor Tishaura Jones(STL.). But, muh, at best.
Grew up in KC, parents, sister, plenty of family and friends still live in the city proper.
KC is suburbia personified Urban sprawl in all cardinal directions. Traditional suburban enclaves such as Overland Park, Olathe, & Lenexa on the KS. side and Blues Springs, Lee’s Summit, and areas north of the Mo. river are full and starting to show their age.
If you want a bit of acreage you’re looking at 35-45 minute commute and you’ll be paying through the nose for what was farmland a decade ago. Stillwell, Gardner-Edgeton, and Paola/Louisburg on KS. side and Liberty, Smithville, Grain Valley, and Platte City on the Mo. side have exploded. A lot of Chiefs players have estates out in Platte City which is farmland or pricey mansions, plus it’s less than 10 minutes to the airport and 20 to Arrowhead.
Higher taxes on KS. side as a result better roads and definitely better school districts. Excellent private H.S. options on both sides of the state line.
That said there’s a reason Captain Quantrill burnt Lawrence to the ground, God bless him.

Traditionally, Troost is the DMZ from downtown through the city. East of Troost is sketchy at best, outright war zone most days. Violent crime and murder rates aren’t good, but definitely contained to particular areas,

Kansas City is probably the most underrated city in the country. Great food and people. It’s a great place to live.

I mean it's not the UP of Michigan. It can get pretty damn hot and humid in the summer.

I'd recommend Lee's Summit, frick the kansas side they're a bunch of pompous assholes. As said lots of great BBQ joints in the metro.

Not sure about the Missouri side but Overland Park/Olathe/Shawnee-Mission are great areas on the Kansas side. Typical suburbs but quiet.
Overall I love KC. Think it’s a vastly underrated market. Have never really felt in any kind of danger any time I’ve been there. Lots of cool things to do between the p&l district, plaza, etc…

Kansas City Kansas? Kansas City Missouri?
Posted on 6/12/24 at 7:12 pm to turnpiketiger
Overland Park, Lenexa, Mission, Olathe. Basically you'd rather be in the Kansas suburbs not Missouri.
As hot as the south but it cools down earlier and gets much colder in winter.

Not sure how it is any more but Troost Ave. is/was the dividing line, with the less attractive areas to its east and nicer areas to the west.

Basically still the same as you remember. Bad shite goes down east of Troost. If you are within a few blocks west of Troost your property is in some danger but you, as a person, are probably not in danger.

Yes the more I read and research that’s what I’m seeing. Seems like the perfect size. Not too big not too small. Perfect location smack dab in the middle. Solid food scene. Pro sports.
I’ve always known Kansas and Missouri people to be friendly and nice.
