She has some things to get in order, mostly a student loan. Compared to the horror stories I’ve heard, the amount she has left is pretty small.

Some advice from someone who married and divorced. Money issues are usually the biggest reason why people get divorced. My ex was irresponsible, had a lot of credit card debt she ran up in college (that should have been the first red flag), and didn't bother to check the balance on the account. Especially sinking thousands into hobbies she intended to make money on but never materialized.
Keep it that way, except I'd work out an arrangement to split the mortgage. Then again, considering you have a sizable asset, I'd get a consultation with an attorney on how community property works in your state if she were to pay for half the mortgage even though her name isn't on it or the deed.

She's in a better situation than my ex was when we got married. You got that going for you.
Granted I've been divorced, doesn't mean I would give up on ever trying it again. The old saying goes "once bitten, twice shy". I hope ya'll have a long-lasting marriage but it's good to be prepared for the worst, especially considering you already own a home and seem to have your finances in order.

My ex-gf came out of the gate with some internal medical issues (ie galbladder removal, and other stuff), and constant "damn why dont they tell me about these bills will be comin??" (classic medical bills that get sent months later after drs/ins company dont agree on, so dont blame her)
Anyway, I just couldnt get over the mix of issues enough to be able to want to pull the trigger. Sad as she's a great good girl. Attractive. Hard worker. Took care of me in a traditional way. Just couldnt pull the trigger.
OP definitely need to make sure yall are best friends w/ benefits, and past the lust phase
