I've got an appraisal on my house tomorrow

We're trying to buy a small beach place using a home equity loan. Any last minute tips on things to do before the inspection and appraisal?

Get in the appraisers ear and let him know all the positives of your house that he might overlook

Make sure you duck tape the chandelier that's hanging over the dining/tv/entertainment/bedroom TV trays.

Appraisers absolutely love pets so make sure he knows you have raccoons living in the walls. Should add six figures to the value. Best of luck!

Bake cookies and put them in the air return so it fills the house with that smell.

For an appraisal, start making a list of upgrades you've made to the house recently. This includes appliances, etc.
If someone is coming to do a house inspection (not an appraisal) it's kind of late now but make sure all the light bulbs in the house work, turn your AC down low, clean the grids on your exterior AC condenser either by hand or with a hose. If any sinks drain slowly, go buy a cheap plastic drain clearer from Home Depot and reem out the sink. Clean out your gutters. Clean your oven so that when they set it to Broil it won't cause a smoke cloud. Make sure all of your smoke detectors have fresh batteries and are functioning.

Go to your county's appraiser web site and see what they value it at. Maybe look at another site too, there are several of them out there.

If it is a good appraiser, not much you can do at this point. It is what it is. Clean everything up & smile - be friendly. Depending on the appraiser, a BJ might help. Depending on the appraiser, you might score higher than the wife. Be prepared
