It’s not an outlier according to GFS which had it as a direct hit this morning.

And if this heads towards the northern gulf coast these models have it as a strong 3 or 4 until just before landfall when it would get crushed with sheer, meaning the potential storm surge would be far greater than a typical cat 1/2.

If this is sitting off 30A/Destin as a cat 3/4 within 36 hours of landfall I’d bet a nice bottle of bourbon the beach and bay front houses are mandatory evac.

St George Island is fooked. We rented a house there for a week. Nice little, quiet island. Cheap houses are now mid 5's. beachfront is 1 million plus. FL had a shitload of Insurance companies bail too. The fallout from this 'cane may be far-reaching.

I don’t disagree with that, but we are probably two days away from that even being a consideration.

Not really. In Miramar I’m directly across the road from the beachfront homes. My homeowners is equivalent to my Louisiana rate and my flood is actually cheaper. The home we just purchased south of Tampa is the same homeowners rate but flood is higher.

I’ve had more issues in Louisiana regarding insurance than in Florida and we have been buying, selling and renting in Florida since 2000.

I wasn’t aware this was the case. Not surprised, just didn’t know it. I thought we were the only ones totally fricked with our insurance situation
