I disagree, scenario 4.
SG becomes a reality, an ISD is created, and it proves itself. Folks in SG gradually turn more and more their neighborhood schools.
Young families stay in SG. Transients move to SG and their school system. Property values grow as they do in Central and Zachary. Population rises per the southern average.
Meanwhile BR with its boundaries defined, watches as their population remains stagnant. There will be positive growth in key urban areas, but the blight in other neighborhoods will offset that just like it is now,
Voting power will shift as the population shifts and the growth in SG and the smaller cities will help the parish overall.

Areas like Bocage and Southdowns aren't turning into NBR. There are some very nice areas in the city limits

Exactly, there are well kept, thriving neighborhoods all across SBR.
With a thriving SG, they should thrive also as they all have their own unique advantages.
They will still be prosperous, but they'll have more help if SG booms.

that is 100% true
one of the things I’ve learned about commercial real estate is that the surrounding area really affects property value. A thriving commercial market helps maintain decent job opportunities and builds wealth for the investors and commercial growth can transform a sketchy area
that makes a good place to live and spend money

the subdivisions between harrels ferry and Sherwood/jones creek are all good buys right now. The decline of the Sherwood corridor could be fixed quickly by confident investors and a motivated population. St George would goose that along

We live in Woodland Ridge a few houses down from Episcopal. The school seems to keep it decent. A lot of people that work or go to school there live in the neighborhood.

Agreed. They are much better built than some of the modern cookie cutters. Ours is about 75% updated. Will be finished in a year or two.

the “13 colonies” houses that face episcopal are extremely valuable.
if I were looking for a house in BR I would be watching those very closely
there are also some really great houses down deerpath and the streets around there
my parents are still in our house, it’s five bedrooms three bathrooms and is completely updated. I’m hoping they do really well on it

We've had people knock on our door asking if we'd be interested in selling due to the proximity to Episcopal. Ours also didn't flood which helps too.

We definitely aren't. We are right on the border of St George for sure. My argument was simply that there are plenty of nice places to live in BR.
We love our neighborhood and probably wouldn't entertain taking my daughter out of private school anyway at this point. She's gone to school with those kids for 8 years now.

NBR should want St. George to put a halt to outflow to other parishes. EBR tax base helps NBR and St. George, and St. George is closer to NBR. So, NBR is ‘reinforced’ by St. George.
Those ‘do gooders’ Who are against St. George are putting a knife in NBR by fighting St. George. frick ‘em. St. George is happening and the downtown people can say what they want, St. George is where it’s at.

Half track, that's exactly what I've been saying for three years on here.
Why do we have different entities like the Downtown Development District, economic development districts, hospital districts, crime districts, fire districts and etc.?
It's becsuse small, independent districts can work for the good of those involved and still help the entire parish. That has been demonstrated.
So why is another city bad? Why is an ISD bad? It can be a win/win for everyone in the parish and a plus for the state too.
