It obviously depends on the size of the store. I would be surprised if the smaller stores rented for less than $20K per month. When my son was in college 10 years ago, the restaurant he worked at was in a strip mall and the manager told him it was $25K a month rent.

Not sure about a mall but several years ago tried my hand at opening a retail store in a high end shopping center. Base rent was $15/ sf. Real rent was 6% of sales if over the $15/ sf. The thing about it was if you were paying the minimum $15/sf you were not going to make it. So the correct answer is some percentage of sales above 6%.
I did not finish my three year lease. Lucky for me someone took over the spot two months later with a different concept.

Same here. I've gone since and it was the same busy place. Bring back 10 o'clock closing!. Never had salespeople say shite to me when I'm walking in either. They got rid of the annoying skin care hustlers or they moved into a store a long time ago.
Would it kill them to put a fountain or two inside or maybe another arcade/bookstore.
