East Prairieville, cleared, outside of a subdivision. I'm looking to buy a particular lot near Hwy 431 but I'm having a hard time finding comps that are close in size and location.

Depends on if it's historic.

However much you or someone else is willing to pay for it.

My completely made up spitballing guess of what I would think it would be worth given proximity of a subdivision and all of the amenities that goes with it....in the 10k range.

Where exactly involves a LOT of specifics

Really depends on the situation...are utilities and street access available? Also, how much are the houses in the subdivision worth?

Utilities are available and its not in a subdivision. Homes in the subdivisions close by range from 160's to 370,000.

depends on the elevation, access to sewer and water, gradient, and one bazillion other factors.

This. If you do a survey and the report definitively establishes your ground as safe from flooding, you'll have a very attractive parcel of ground.
