Made an offer on house, 3k sq ft but ac unit currently with oil floor heaters. How much would it cost to convert it to a hvac system? No ducts currently

Probably not far off if there isn't even ductwork in the house.

How do you feel about exposed duct work or ripping out most of the walls?

I would seriously consider mini-split units

Hard to give an estimate for duct work. Is there open attic or open floor space. Do you want just on unit or multiple units?

You are probably looking around 8 to 10 grand for a decent system sized for that size house. Duct work could be more. Might need some major electrical work added. What part of the country will affect unit size.

And ceilings. And lighting.

ETA: Access is the important part. 1 story? 2 story? Attic access? Basement?

How many would be required for a 4b home? Is it per bedroom?

Depends on the floor plan and size as it is still BTU based like any A/C sizing. There are systems that have one outside unit but multiple inside units. The are also ceiling cassettes now so you don't have to wall mount it if you don't want to.

Depends on the attic space to route ducts. Is this a two story house? Crawl space?

What kind of windows or insulation? I live is the south so A/C is the predominate issue for HVAC. If I have oil heaters u will need a gas furnace or electric heat strip to go with a DX A/C unit. 2k sq ft would be 2 DX units with heat or one large furnace for the whole house.

During the home inspection u can bring what ever expert you want to inspect the house. Can have multiple experts. My advice is bring a reputable contractor to give an estimate. But if routing ductwork in an old attic or crawl space my guess is $20k or more.

It cost $10K nowadays just for a unit replacement with everything else already in place.

He needs a unit, plenum, duct, wiring, copper, etc. $20K would be on the low end IMO

OP, I am guessing you have a broiler in the basement for the baseboard heaters?

I think I'd retract my offer and find one with HVAC

Your offer should be pending inspection and get some quotes for the hvac prior to the inspection timeline being over. Go from there.

But there’s a reason the home was cheaper, no central hvac is a big add on and important detail.

Hard to disagree with this at all... unless you go with a half dozen window bangers
