Downstairs is only 3 rooms, one is music room, one a living room, and a home gym.
This is essentially what I would like to do.

2500, all we need, and a good layout

It is seen as not as easy anymore because kids don't go play outside all day everyday anymore. Kids play inside on video games and tv all day so the house seems smaller when they and their friends are inside all day.
Exactly

Which subdivision?

It's mostly your stance on vacations too.
Because I don't like vacations and messed up two math problems you think poorly of me?
Interesting.
Can't make everyone like you I guess.

Second, I pay roughly 1500 a month already.
My house is significantly less than 450k (like 150k less) and I pay over 2k a month. Property tax is a biotch in The Woodlands.

Third, I am not buying in the next year, maybe in 2. I have about 25k saved so far on the downpayment. The new raise should help expedite that.
I understand that you don't always have to put 20% down, but if you are getting up to 300-400k+ for a house, you are probably buying a bit more than you actually need, so it's financially responsible to save that 20%. Just so that you aren't overspending for the sake of having a fancy home you don't need.
I'm glad I did. My house has dropped in value since the oil crash. I'd be upside down if I'd have just put down the minimum.

The would would be a utopian paradise if it could.

Oh, I meant $90k for your 20% down and $10k to cover closing costs. They'll be $5k+ on that.

I’m single with no chaps. My house is 1725 living / 2930 under roof. The 1725 living is for resale and the 2000sf outdoor space is for me.

Yep. Sounds like Dallas too.

To be fair, I don't know what will make Dallas house prices crash.

Don’t you guys pay like $15k a year for property taxes in Texas.

Yeah it's stupid. But no state income tax.

Very true and in North Dallas there are pockets (where im not looking) than can go north of 7200+.

I considered at one point doing the 3 or 10% FHA Loan because I felt like I was throwing away money at an apartment. I was approved for a loan of 250k at my current level with only 25k down. Hence, why I decided to just wait it out and save more to get into the area and place I want.
I do understand your message though. I just hate the thought of PMI.

2800 sq feet and it has been too much since day one. 4 berms, 2.5 baths, 3 living rooms...Only wife and two goldens...we have had inlaws live with us for over 3,years...1 year family of 3 and BIL for 2.5 years although he at least contributes... taxes in McKinney have gone up $1200 since we bought because the value is climbing...
We will be downsizing as soon as the Goldens pass

Jeez! I just built a new house in BR and if you add up a years worth of my house payments, it’s less than the 15K you’re paying in property tax!

How much are your property taxes plus state income taxes?

Building my first house and closing next week. It's 2320. Just gonna be me and a dog. Probably more than I need but whatever.
