Don't quote me but there was a poll of people that moved out to the burbs for a 'yard' actually only enjoyed their valued yard for mere minutes a week on average. Not hours. But they all increased their daily commute by hours

That's what I tell everyone. Leave at 6 or a few minutes before. You leave 15-20 minutes later and you're commute is an hr longer.

I'd imagine it is more about cost of living, schools, and safety over just a yard.

inside the loop prices have gotten stupid unless you are buying in the 3 ward.

you would think. Cost of living has to be number one, but the amount of people that always bring up 'yard' as one of the top weighted reasons for moving to he burbs or sticks always remind me of that poll.

I just couldn't imagine having to add 10+ hours of commute time to a work week just to have a yard to have to keep up all spring summer and fall.

League City area wouldnt be a bad commute for you. They just opened more lanes on 45 so I think traffic is not too terrible. Awesome area and really good schools.

I'm in the opposite situation of OP. I'll be living in North Houston and traveling to Spring in the morning. Is that not as bad? I assume it wouldn't be since most people are going south towards the city.

If there's a wreck it will still frick it up but it won't be slow every day. Especially if you can take Hardy reverse depending on where you are/where you're going

This is the key. If you're flexible it's really not that bad.

I do the reverse (which has gotten bad) where I live downtown but work in The Woodlands, and if you're flexible it's fine. I leave the house around 5 and traffic moves steady at 80. It takes me 30 mins maybe, and it's sorta the written rule that cops don't bust your arse if you're up that early. I have driven by them all the time and not been pulled over. I then hit the gym and then get into work.

Leaving you just gotta make sure what window you're in. If I can I leave before 4. If I can't get my shite done I'll stay til 6. Never leave in between those two.

If your hours are flexible and you can get to the office early or late and leave early or late it might not be too bad.

Depending on where in Spring minimum of 40 or so minutes each way. If you have to be there 8-5ish it will be terrible.

I could personally give a shite less about the yard, but many people don't like to be cramped without their own space. It adds value to the house whether you like it or not.

I had a real estate agent and looked around Houston for 3 months. We took a peek at areas like the heights. We could have gotten a 3 story condo (like what I lived in during college) with parking for 1 car in our budget. Buddy sold his condo (3 bedroom, 2 bath, had to park f150 crooked to fit in garage).... 430k.

If I had to work dowtown 8 to 5, it'd suck. But I'm home by 4-4:30 every day. Therefore, I don't care if I'm spending 2 hours in the car per day.

I can't understand why anyone uses the Hardy. The NB 45 hot lanes are less expensive and only closed a little window.
