Clermont, Florida is about as nice an area as you can possibly find. It’s hilly and has several beautiful lakes. It’s located fairly close to Orlando and all the amenities that are in central Florida. It has bike trails, state parks, you name it. It has a lot to offer.

The day the paper mill closes is the day they have a chance at a rebirth. And the place doesn’t stink like it did in the past. It gets a bad rep because of a chemical plant that once operated there. Also the hwy 21 thoroughfare that everyone drives through coming in from the south has a spot where the smell settles. So everyone thinks the entire town smells that way. I do expect south of town to start growing with the new i-12 four lane connection. Cheap housing and property taxes.

You can probably find something close in the "brakish" belt that separates the South from the Midwest - northern Arkansas, southern Missouri, southern Indiana, Kentucky, northern Tennessee, Appalachia, etc.

Places like Evansville - greater metro area population of around 150,000 with a regional airport, diverse economy, and a university, etc. Population is over 80% white and mostly reflects traditional southern charm and social behavior.

Of course you might get something beyond the rare dusting of snow and home cooking revolves around casseroles made with Campbell soup so a lot of people will insist "that's not the South!" despite what the map says.

Some people want to live in clean areas with low crime rates and good schools. This is all but impossible in "diverse" areas as statistics have proven time and time again despite these areas getting a disproportionate amount of federal dollars. You can't call a guy racist for wanting to live in a nice town.
