Like I said, not all warranty companies pay kickbacks. In most states the kickbacks are illegal. Trust me I’m against the kickbacks. The realtor should disclose the kickback. Ahs does pay a kickback provided you provide them some information, Old Republic doesn’t pay a kickback- ever.

Warranties aren’t or everyone. If someone can afford to self ensure major repairs then go for it. I have seen water heaters cost over $1000. I’m not sure how much a ac unit (depending on tonnage, seer etc) heat pump etc costs - but if the consumer decideds to cover that themselves then they should do that.
Just like in any business model there are good companies and bad companies- same as technicians.

Depends on size and brand. Trane is top of the line and a Goodman may be around the cheapest
A 2.5 ton would be cheaper than a 5 ton.
But just the invoice price for a new 5 ton Trane is over 4K

I've had warranties on different houses.
Different companies.
Both companies well worth it.
Main thing is to go over what is or isn't covered.
Waiting 2 years to find out you have plan that doesn't cover hvac is not warranty company issue.
All such plans have an additional fee per service call. $$ varies by plan.

It’s never crossed my mind to buy insurance on appliances, I guess it’s necessary for those that live paycheck to paycheck

We have Old Republic Platinum and just had to have our entire A/C replaced. The whole process took 3 weeks and was during the hottest time of the summer so it was a nightmare. The service co. came to install everything at the end of the 2nd week only to realize that the warranty company had ordered the wrong thing which delayed everything by another week. I started calling everyone in the company beginning with the president and they agreed to pay for the portable a/c units that we had purchased, which we later returned. All in all, 3 weeks of suffering but we would up coming out of it with a who new a/c system and a net +$900.

So you purchased portable AC units, used them and then returned them for a full refund? And came to the OT to brag about your fraud? Nice...

Home warranties are a rip off. Why not just take the money you would pay a company for coverage and just save it in a bank account for use when needed.

I had American Home Shield for our first year in our new house. I guess it's standard for the seller to pay for that. Our garage door crapped the bed and needed to be replaced. Naturally, the only things AHS would cover are the things that the $75 fee would cover. Not a motherboard going out.
Less than a month later, my AC puked all the coolant. It was the R12. Once again, they would only cover the repair work which was something I could have done myself, and the coolant was only covered up to $12 a pound. It was about $100 a pound and I needed 16 pounds. . .
They got an earful when they called me to renew the policy.

The average homeowner should expect an appliance failure once ever three years. Unless GE then three every one year(I kid, I kid)
Buy if you pay $95 a month that's $3,400 in three years.
The average person can replace every appliance on the kitchen or a freezer and the washer/dryer or the ac for that price.
Not to mention, you still have to pay a service fee which can actually be higher than the service fee of a technician on a cash call (meaning you pay them not a warranty company).
There are for sure times when the warranty is worth it. Especially if you haven't bought appliances since the hurricane. (Modern appliances rarely make ten years)
For the most part I don't think it's worth it.

Mine covered AC repair, but I don't know anything about my plan other than it was $500 a year and paid for by the seller.
I didn't renew when it time to do so, so I don't have one now.
