Yea, you're going to pay substantially more than we would down here.

I just had my property re-surveyed to divide it into a 40 acre tract and a 10 acre tract. The surveyor was not here 30 minutes and never went to the back of the property where the 10 acres was being cut-out. He only checked to see that the septic and well were on the front 40. Cost was over $1,500.

Boundary survey would typically not include any abstracting. If he's going to just locate corners and type up a simple legal description, $500-$700. Basically saying that the what he finds in the field matches your written legal description, or the plat.

If it's an ALTA or a title survey, starts at $1000. Would ID the easements, flood, adjoiners, R/W, set corners if needed, and give you a map with a legal. ALTA surveys are a higher standard. Having zero, or a lot, of improvements would slide the cost up or down. The 'office' work would be greater than the on-site work.

I am a retired surveyor and would get asked how much is a survey almost everyday. It's like asking how much is a new truck, there are XLT and platinum models all at different price points.

We are required to do certain things on every survey but there are many more things that are optional. It could be from $500 to $5,000 or more depending on the purpose of the survey. You need to sit down with the surveyor an discuss your needs then he/she will evaluate how many hours will be involved then give you a quote or estimate.

Most surveyors charge well north of $150/hour, $125/hour for their field crew time plus $75 per hour for drafting.

As you can see it won't take long to get to a $1,000 to $1,500. Research time at the court house would often be $500.

$1,200 is a good number for what is being required in a large city like Atlanta.

Surveying industry here in LA is seen as a commodity. Plus guys who work for the state or city doing surveying on the side charging half of what companies with employees and overhead need to charge. Nobody bats an eye when an attorney charges you $225-250/hr but whine and moan paying a professional surveyor $125-150/hr.
