I used to duck hunt a bunch in and around the China area and have seen quite a few upper tier developments on 90 heading that direction. Otherwise if I had to be more tied to town I would probably lean Nederland or PN/G area.

If you can afford Port Neches, that is the area you should pick. Taxes are steep, but the community is very welcoming and family oriented.

Really large LSU fan base as well when I am back there to watch the Tigers with as well.

Absolutely no way I’d live in Jefferson County.......high crime and corrupt leadership. Nederland and Port Neches has high taxes and has Port Arthur right on top of them. I’d recommend going north to Hardin county.....Silsbee and Lumberton.

The wife grew up around bridge city, between orange and groves.
It’s good for fishing (she lived on the water). Just have to worry about flooding and hurricanes. And the public schools aren’t great, she went to catholic HS in Beaumont.
Also has family in little cypress, north of I-10 and that’s a decent area. Easy to hop across the border to LA.

Orange itself is pretty rough. Would not recommend.
Lot of plants south of I-10 too the closer you get to port Arthur. But that’s nothing new for lousiana folks.

Hell could go to an LSU game and be at the base of the MS I-10 bridge around midnight FIFY

Realistically, you'd be home around 2 a.m. Take it from someone who did it for 10 years.

Same. But usually 2 am in LC. You add another hour to SETX
