I wouldn’t bank either one of those courses existing in 12 years. Especially copper mill.

It’s tough to make that call if you want BR.

St Francisville or Zachary aren't exactly near the heart of BR. You could live in either in retirement and rarely go there. It's not like OP was asking about a house off of Goodwood.

I wouldn’t live anywhere directly north of Baton Rouge until I got to maybe Cedar Rapids

You can buy a lot of house for your real estate dollar at the Bluffs and the upfront membership cost/risk is negligible.

Copper Mill is much better than it's been in the past.
Beaver Creek is in excellent condition. The Bluffs still has a ways to go.
