Anybody know anything about selling a house as a For Sale By Owner? I am looking to unload a piece of property in New Orleans and want to avoid paying a real estate agent commission.
Edit: It is a tear down house. Looking to sell as a tear down - lot value only.

Piece of land or a house?
We didn't have much luck selling FSBO in NOLA. Not sure if buyers rely on realtors or what.
Finally listed with a realtor after 6 months and the price listed was within 10% of what we were trying to FSBO for.

Is your market hot? If it is, realtors arent needed to get yours sold. A few tips:
1. a good title company will give you everything you need to do it. they should have a FSBO packet readily available.
2. when you post on zillow, have this in all caps at the bottom of your listing "BUYERS AGENT WILL RECEIVE FINDERS FEE UPON CLOSING". Do not commit to a percentage online. Wait until they claim an offer is ready. They will BLOW you up, and act condescending about it. "well im not bringing anyone for less than XX percent". Know that they're mostly full of shite. You will be showing your own house to prospective buyers and their agents.Let them walk around alone, then wait to answer questions.
So many realtors called us. We finally told them "we will give you a 1.8% cut if we get full asking price. That goes up by X if selling price goes up by X." They won't walk away from money, period. if they do, they didnt have a buyer in the first place.
3. Make sure all offers are pre approved financially, and can close quickly. Contingent offers suck, avoid if possible.

Search Facebook groups for real estate and find one that focuses on investors that buy houses, and who flip or rent them. Join and post your property there.

You can probably avoid a listing realtor, but you'll almost certainly have to offer 2-2.5% to a seller's agent to get any real action.

Unless you know investors looking to buy with cash you are going to run into some issues.
