I live in that same area. A block off of Carolyn Drive.
I received my "Notice of Substantial Damage" from the City of Denham Springs yesterday. Having anticipated this coming, I'd already hired an appraiser to do an appraisal on the house only at pre-flood condition. I'm awaiting that any day now. But i'm pretty sure that the value given on the letter is quite a low ball number.
With regards to the number they gave for damages/repairs, it's a little high but close to what two contractors have already given me. And those numbers weren't "low ball". They were to repair to the house to it's exact as-built, pre-flood condition.
I'd advise anyone that may be at risk of being labeled as having Substantial Damage to hire an appraiser to get a more accurate value on your structure.
Do not leave it to them to determine your values.

Still waiting on insurance. Adjuster visited August 18th. I called and reported the claim Saturday August 14th.
Talked to him Friday and it sounded like he had just started working on the claim

You are correct. If you receive a substantial damage letter and you disagree, definitely appeal it using more detailed information.

Our house is now dry...
Still waiting to get a permit the BFE change the year after the house was built. Not sure if we will need to elevate yet because we did built higher than required, but we do not know if it is high enough.
We got insurance adjusters report on Friday. Hope to start moving forward soon.

House gutted and dry. Replaced insulation. Bent over and hired a contractor because wife wanted to rip out some load bearing walls and the problem with finding someone willing to do just that. Have permit. Waiting on insurance payment. Self funding for now. Work is slow waiting on subs but since I'm waiting in insurance not in a big hurry. Cabinets are the big deal. I saw that bs about chase so glad I have a contractor but I could sub the work for 1/2 what I am paying.

Still waiting on FEMA/the Parish to tell us if we're going to have to raise our house or not. Until then, we're in limbo. If they say we have to raise it, it means we'll be tearing it down and maybe never rebuilding.

SO is back in her house, with no interior walls and no floors. Trying to determine if she can stay there while the contractors work or if she'll have to move.

We received our insurance settlement paperwork this past Friday. We estimate it will be another 6 weeks before we will recieve our first draw from the mortgage company. Outside of our house being stripped to the studs, nothing else has taken place.

I know a lot of people still waiting but I do know one friend who got the full 250k ups to him yesterday. First one I have heard of that 1/ got paid and 2/ got paid in full.

Anyone looking for cabinet work can hit me up! I just delivered a job for a guy I met on the rant. I'm from Opelousas but will help out flood victims . Also I don't price gouge like some of the other I've heard about.
