Probably one of the nicest, if not the nicest, subdivision on Lonesome. In my opinion, the houses are a little close together for the price you pay for a house considering other places on the Northshore. All depends on what you want though.

Close proximity to a lot of things in Mandeville. Good elementary and middle schools. You would have to check to see what high school you are zoned.

The HOA is severely understaffed and antiquated.

They run DUI checkpoints once a month. That’s ridiculous, man. You need those set up once every 10 days for max effectiveness.


They didn’t have one person trained in CAF when I audited them.

Nobody in there does the public schools. 90% of the kids in that neighborhood go to Catholic/private schools.

The retention pond across Lonesome floods that subdivision at least once a year and it's also built on an old Indian burial ground. Other then that it's a fine place to live.

Great neighborhood. Awesome location as you are 2 minutes from everything you need and 5 minutes to the causeway. The elementary public school (Woodlake) is as good as any private school and a lot of kids from the Reserve and Estates at the Reserve go there. Only negative could be the house itself. Does it need a couple of updates or does everything need to be redone? Lots are nice size. Again it is hard to beat the location.

Better stick to Laplace Mike. I live a block from the retention ponds and they haven't flooded in the 6 years I have been there.

I don't know who in the hell would spend $700k on a house directly on a busy road like that. It's a nice house, but atrocious location.
