My property cash flows about 20% after mortgage, taxes, and insurance. I suppose you could argue where the profit lies, but the point is renters absolutely “pay” property taxes. Often at a premium

We agree, then.

I’m about as anti-tax as they come but I can handle local taxation much more than federal taxes. At least with property tax, the money stays in the area and has a direct benefit to the people paying (that’s not to say there is probably vast amounts of waste in corruption). With federal taxes, that money is either going into a black hole, a corrupt politicians pocket, or some degenerate’s hands.

Homeowners 65 and over should pay no property tax.

It’s a tired argument.
Not in Texas - schools get the lion's share of property tax revenue.
Social services get property taxes. Public health receives property taxes.

Many states have no freeze at 65 or any other ages or no caps. Reappraisals are every 2-3 years and it never goes down.
Of course they should give you something for having leaders like Telearico (sp) and Paxton plus you are becoming East California so look for those tax rates to sky rocket

They aren’t taxing your gains dumbass
Yes they are dumbass. If the tax value of my property which I paid $200,000.00 for is set at $400,000.00 that represents a $200,000.00 gain but it is not realized until I sell. However the government is taxing on the 400K which means they are taxing the $200,000.00 unrealized gain in value.
Thank you for proving my point.

Sales taxes are used for the same purposes
1. Sales tax is a drop in the bucket compared to property taxes, at least in my neck of the woods. Citizens keep voting for no sales tax increase & then making up the budget with property tax increases. Property owners are SOL.

Property tax bills are public information in most states
2. Few renters will look that up to begin with, and it's only going to help if you're renting a SFH. What's my share of the property tax on a 10 unit complex? Are all 10 units the same size? Is the owner getting any kind of exemptions? Does the owner also have a shed on the property included in the assessed value etc.
It's not as easy as just logging on to the tax assessor website

Property taxes hit renters too as it has to be built into the rent.

The entire country needs another BOSTON TEA PARTY.
fricking stop the insanity of property tax. Convert to a sales tax only.

I didn't word my response well. The original premise is that property taxes pay for service related to the property. They do - to a degree. But in Texas the biggest property tax segment is for education, which does not relate to the property. Those taxes also pay for the court system.

Ray probably calls the fire department to come pick him up when he falls but doesn’t understand why he pays property tax
Certainly drives on county and state maintained roads and has folks who were educated in public schools and universities keep him alive and keep his lights and water running, both of which he most likely uses. But he ought not be paying any taxes because his home is paid for. It is AMAZING how many folks who ought to know better suffer from not knowing there ain't no free lunch....someone has to pay for lunch.

while true I’m pretty sure the actual resentment over property taxes is that only property owners pay them
Anyone making that spacious argument is dumber than a sack of hammers. Renters pay the property taxes that the property owner pays whatever amount the owner and the market will allow for the owner to mark up that expense. If you own rental properties and are not collecting every penny it costs to own the property in rent, including taxes. then you are paying someone to live in your property and you are a fricking idiot. Renters also do not enjoy a home owners exemption and in the case of multi-family properties renters pay waaaaaayyyyyy more in property taxes than single family owners with a home stead exemption.

I pay over $1,400 a month on property taxes alone on our very modest home. I have never called the police or fire department a single time in my entire life.
They are making out like a bandit
The alternative is to hire private security or sit on top of your house like korean corner store owners during a riot and protecting it yourself. The fact that you have never had to call them is proof of how well their being present is working.

I make money on the property taxes I pay on my rental property
And you'd be a fool not to given it costs you money to collect, remit and handle that money....anyone other than an idiot would mark up the entire cost of owning the property to the maximum the market will allow, including the property taxes....people who make that argument about renters are dumber than shite or being willfully ignorant.

I think a stronger argument is the auditing of the spending. I think there would be more support for that.
Who is going to pay for the audit? Great idea but it costs to do so....
