I don't like A, but B seems a little unfair also.
Bill shouldn't pay 50% of the rent, he has to split common space with 2 people.
Bill's Rent = Total Rent * (SF of Bill personal space + SF of Common Space/3)/Total Square Footage
And split all utilities

What if Jane never hangs in the common area and just stays in the bedroom? I've known women who were like that.
What if Bill has friends over all the time?
I see no reason to get more technical than 50/50 and 67/33 or 66/34 for utilities and what not.

If I am Bill, I'm not accepting the arrangement unless there is some financial benefit for him. He is sacrificing at least some of his space/comfort and shouldn't pay the same as those 2 combined, that's absurd.
Over time, Bill will tire of the situation and begin to resent John/Jane.

Basically this, common area complicates this thing. Living with your SO and a roommate is a recipe for disaster anyways. If you want to play house, get your own place. Don't cramp Bill's style, he is just trying to live the good life.

Yeah, sharing a place with a couple is shite.
Split rent 3 ways, split bills 3 ways and be done with it. Splitting rent 50-50 has no benefit to Bill. He can just find a place with a single person and not deal with a 3rd roommate. The $10 different in bills aren't worth it. Split everything 3 ways or don't live with me at all would be my only offer for the couple.

Bill should do what is best for him. In situations similar to this in the past, with live-in girlfriends or something, I've always kept rent 50-50 and had the other person chip in their share for utilities and what not.
In reality, if John and Jane are married and Bill is still willing to live with them as a roommate and a shared bathroom, surely you'd be comfortable enough to discuss the financial details with him as well.
