Do you have your own private bath while he has to share the hall way bathroom with all y'all podnahs coming over stinking it up? If you have your own bathroom you should pay more imo.

You rent the room. So, rent is 50/50.

I cannot imagine a scenario where I would pay 50/50 for rent while there are 2 others laying on my couch in my living room splitting 50%. Absolutely absurd.

The fairest way (but certainly not the easiest) would be as follows: Measure the sf of the "private" areas and the "common" areas. Jane and John should pay their private sf/total private sf, plus (2/3rds of common sf/total common sf) x rent. "Private" sf would be the total sf of bedrooms and baths used exclusively by one party or the other. "Common" sf would be living room, kitchen, dining area, i.e., those rooms used (or available to be used) by everyone in the apartment. Since it's Jane and John's apt, they should very easily be able to take all of the measurements themselves, do the arithmetic, and say "Bill, this is what you pay if you want in". If Bill is curious about the split, show him the math. I assure you, there is no fairer method than this.

Forgive my omission of this important part of the formula. You need to calculate the percentage of private sf to total sf in order to establish the correct percentage of "private" rent assessment and "common" rent assessment. John and Jane should pay their private sf/total private sf x's the private rent assessment, plus two-thirds of the common rent assessment. Not really that complicated....but extremely fair.
