Outside of the area around the lake it's another Irving.

And the schools can't attract any top athletes: if you live south of I-20 and have any talent you either go to Duncanville, DeSoto, or North Crowley.

Grapevine/Colleyville/Southlake

Good news is grapevine and southlake are mostly tapped out for population growth. Not sure about colleyville.

On the up and up doesn’t mean what OP thinks it means.

I think he was looking for “on the upswing.”

They were still making station wagons in the mid to late 90s? For some reason I thought they stopped making station wagons early 90s.. Thinking about it.. My family had one. It was the family vehicle until around the mid 90s when they got a van so maybe that's what I am thinking about.

I wouldn’t move to Arlington if someone gave me a house to live in for free.

Grapevine is turning into a Hispanic enclave. I hope it still keeps its appeal

Ive always hated Arlington. It's a suburban hellscape.

Arlington is the poster child of what happens to suburbs after the 1st and 2nd generations of initial residents start moving out.

Is las Colinas still ok? I figured having the four seasons there and upscale golf would keep it higher value
Honestly don't know. I left back in 2002. It was nice enough then, but i heard it is basically Little Mumbai these days.
