i think this is the answer. the moratorium prohibits evictions for non-payment. it has no effect on evictions where the right to remain has otherwise ended. i am returning a house to the market in March, and have decided that it will have a term of one month. it will then reconduct on a month to month basis by law.

If the owner paid cash for the property or owns it absent a loan from a federally insured bank, the moratorium does not apply. Otherwise, it doesn’t matter what the lease says.
