Like the whole area around duchtown and all of gonzales isn't totally ghetto. All towns have their problems. We looked for homes in Ascension. I didn't want to live in the only neighborhood with 350k houses and be five feet from the Interstate.

Apartments across from Americana are not in Zachary city limits. City council will not let anymore be built inside limits. Not part of master plan.

Exxon is moving maybe 30 people a year. They dont live all in coopermill.
A bunch if exxon people are leaving coppermill because the course is headed to extinction and dues are high with little return. They are trying to maximize ROI before it gets really bad there

But those apartments will be in Zachary School District and when the school district starts plummeting as a result of the influx of those students the home values will be linear.
Btw-drove through Live Oak Trace about three months ago after dark on a Friday night to look at a car off CL, it was a bit scary and sad what that hood has become in such a short period of time.

All of those developments are priced to qualify for rural development loans. "Certain buyers" as you say aren't attracted by the price point. They're able to buy a house in a middle class neighborhood with no money down and a reasonable interest rate in a suburb with quality schools. Zachary's growth over the last 15 years - it's businesses and school district and anything else - has been totally subsidized by government-backed housing loans. You might say Zachary and other suburbs like it (why hello there Ascension and Livingston parishes) are really just giant middle class welfare housing projects.

That number was presented by the developers of the complex across from Americana when trying to be included in the city limits.
Some of what you say is true but Rural Development loans are much easier to qualify for on a 175k house vs a 250k house.

I thought Zachary was nicer than most of the other Baton Rouge suburbs.

Is this "dirt pit" the area they just cleared south of Copper Mill on 964? I have a house I rent out on Meadow Glen (two blue apartment buildings on end at 964). The house is just shy of 1200 SF and I get $1,400 a month. Haven't had a day of vacant in three years. I was wondering what they planned on building behind the street to see if it will help and I need to buy more or hurt and I need to sell now.

Interesting. I played there a little over a year ago and noticed there were a lot of houses for sale.

They are part of Zachary schools though. Which is what kills property value.

The problem isn't Katrina. The problem is if you live in a four bedroom in baker or east feliciana and the government pays the bills why not move to a three bedroom in Zachary? I see families stacked in housing in Zachary.

Zachary Parkside is the most expensive apartments in the area. Good thing the taxpayers are funding this!
