Buying a FSBO home without using a realtor

How difficult is it?
The only time I bought one previously the realtor helped me through the process.
What does a realtor help with that I could do on my own. Going alone should lower the purchase price but is it worth the hassle?

It's stressful enough WITH a realtor. I will always use one.

Why would you NOT use one ? It costs you NOTHING.

The headache of them doing the paperwork alone is worth it.

The buyer doesn't pay the realtor, so there is no reason to avoid using one. Plus they can handle alot of the heavy negotiating for you. No need to get the potential sellers mad at you personally.

if I didn't use one I could potentially lower the purchase price when the home is a for sale by owner

Our realtor was pretty much good for nothing. Just a pain in the arse middleman. Took forever to get things done, struggled at staying on top of things, etc. Never lit a fire under anyones arse when needed to. Probably just got a bad one

Brah, unless you are buying FSBO, you will be paying the commission either way, the listing broker will just not have to split it. Once it is listed, you can go up to the owner with a bag full of cash, but that comission still needs to get paid.

Given the way the system works, there is no reason to not use a buyers agent, if for no other reason, to initiate and stay on top of paperwork.

It won't lower the purchase price unless its FSBO.

You should have mentioned that in your first post. If the home is FSO then good luck getting one to help you.

If it is a MLS listing i would never buy a house without it a good realtor is very much worth the ~3% they are paid.

Sure it costs you something. Maybe not out of pocket, but you are paying that commission with the inflated purchase price

If I was selling a house by owner and someone tried to get me to pay the realtor fees, I'd tell them to frick off before I paid the realtor a dollar.

True, but you dont have the choice in the purchase price being inflated, the seller does.

It's kind of a rigged system but if you find the right property and realistic sellers then FSBO can be a good deal.

Realistic sellers should be willing to negotiate a little under market value as there are no fees on their end. Finding out what the property is worth will be entirely up to you but all it costs is a drive by appraisal.

My experience with realtors are they are agents for one thing, their commission.

He didn't say it was FSBO in original post.

Telling to frick off, that's your choice and will likely cost you the sale.

Generally speaking any property that is FSBO is that way because the seller does not want to pay realtor fees. So unless you will pay the realtor fees no realtor will work for free. You may be lucky and get the seller to split it so it's worth a shot.

the broker(s) fiduciary responsibility is to the seller (side paying the commission usually) unless buying agent is being paid by buyer, anything you say or do can and will be shared with listing (selling) agent...

I sold my home FSBO to a buyer who didn't have a realtor. We settled on a price and he setup a closing with the help of his bank. We met at Baton Rouge title and signed up. No problem, no realtors.

I honestly see no reason to use one if you're capable of using the Internet and talking to people on the phone.
