Bring cash money to the table. That's what OT engineers like myself do. No need for a sleazy realtor. Escrow is easy to deal with.

Same thing on my side with buying my first phone. FSBO on both ends.

Ours for our first house was a god-send. She was kicking arse literally even 10 minutes before we signed to close and still helped us for a while after with some follow up things.

When you're buying a house you should use the hell out of a realtor to get comps, negotiate, etc. but if the house you want is an FSBO I suggest going without the realtor first to get a feel for them. Most people selling a house FSBO don't want the hassle of a realtor or the loss of money that comes from their ridiculous unwarranted fees. We have done it 3 times and I've refused to give a realtor anything and never had a problem selling. When buying our current house the homeowners chose our offer because we didn't have a realtor. They can be total assholes to deal with. Fsbo will actually give you the same services that a realtor provides for free if you ask. They are people who couldn't succeed in any other profession. Only use them when you have to or when there is no harm in doing so.

Most realtors, not all, are simply working the MLS and looking for a pay day. They don't really do anything special to sell your house or represent you in a buy.

Your lender will not let you buy a house without dealing with the most important issues of buying a house---title search, inspection ect.

Perhaps...I have taken the class but havent ever been licensed. I will be licensed later this year. It won't be my career, but having it will benefit me in the short term. Nevertheless, I have an informed and somewhat objective view of the industry.

Anyway- ideally, you and others that share similar opinions are correct. You don't need one. The people that do the job are typically not highly skilled. It is a rigged system no doubt, but that being the case, you have to work within the system.

It all starts with the seller; if the seller gets it listed, there will be a commission. Doesn't matter if the next door neighbor buys the house, the listing broker gets a commission. If the buyer has an agent, that commission will simply be split, but net commission does not change. By hiring an agent, you just cut into the listing agents commission. So hiring one is not free, but has already been paid for.

Personally, I think it is a terrible system, and most educated people that are familiar with google.com could probably be ok not using them. However, if you want to effectively navigate the system in place, hire a buying agent.

In OPs case, if you feel comfortable, you don't need an agent. But the sales price should be a little lower, don't let him be greedy.

A lot depends on FSBO seller. We wanted to buy house from FSBO- they would not budge on price- so finally they listed the house as they had no offers

We made an offer lower than the FSBO price- they accepted and had to pay realtor fees- less money for us to purchase and way less money to seller

Imagine their surprise when they saw we were the buyers

I bought a FSBO and they paid realtor fees and majority of closing costs. The house had only been listed a week and we were the first offer.

This is what we did last year in BR. We also told buyers that we were not willing to work with realtors. Still sold our home in 2 weeks and it was an extremely easy process. We knew our neighborhood was in high demand.

Just bought a home in North Carolina and I'm glad we had a realtor. Buying a house in this state was a lot more difficult than buying one in Louisiana from our experience.
