There are numerous sections within Jefferson terrace that are much older and some fairly newer. It’s amazing how large the neighborhood is which is great for exercise with multiple parks within it. I highly recommend looking here as location is outstanding. Can get anywhere in the city easily. Lakeshore gardens is probably the most expensive per square foot and most well kept section. Woodland oaks has super small lots and nice garden homes. Bluebonnet terrace has some smallish homes but the minimum I have seen is around 1900. The majority of the neighborhood is 4 or even 5 bedroom homes ranging from 2100-3700 square ft.

I’m just saying you said Magnolia Woods is too close to Mayfair, so you are saying don’t move to Magnolia Woods. Well, Mayfair is also close to Kenilworth, Iberville Terrace, Oak Hills, Walden, etc.
I’d take Magnolia Woods over Kenilworth any day. It’s a prettier neighborhood. I like the 50-60’s look of Magnolia Woods over the 70’s look of Kenilworth

I live on Inniswold/Jefferson Terrace. We love it. Good park, close to everything, between the two interstates. There is a good community pool for the summer.

I never said I wouldn’t move there. I 1000% would, I was pointing out that a lot of desirable neighborhoods have undesirable neighborhoods that are literally around the corner or across the street.

Oak hills really isn’t close to Mayfair. Magnolia woods is smack in between some shady areas but the neighborhood is still awesome. Very unique. I will say you lose power more in magnolia woods than any neighborhood in the entire city so be aware

i loved the look of kenilworth. family neighborhood. oak hills is too stuck up and snobby. i also like santa maria

I don’t consider Mayfair as undesirable. Like I said, it’s not the hood, it’s a black neighborhood. It’s been a black neighborhood as long as I can remember and I grew up in Wildwood, nearly 50 years ago.
Mayfair had a gang in the 80’s (Southside Wrecking Crew), but they cleaned their shite up. It’s mostly older black couples that have been there for 30+ years.

If you decide to move from wherever you current live, would you look at houses there?

Neither would I.




ETA I didn’t say it was bad like some other neighborhoods (Terrace), but I do not want to live in Mayfair either.

ETA ETA I wouldn’t look in the neighborhood that my wife (no pics) and I lived in before the neighborhood we live in now.

What shady areas is Magnolia Woods smack in the middle of?
It has Kenilworth to its west, Walden Estates (million+ dollar homes) to the north, Highland Rd, and Staring Ln. other side of Staring Ln, you have Wildwood and Mayfair (near the northeastern corner).
Magnolia Woods has a lot of $1M+ homes hidden back in the trees.

Mayfair was never suggested. You brought up Mayfair.
You said Magnolia Woods is too close to it. I took that as you saying you wouldn’t suggest Magnolia Woods.
I simply said Mayfair isn’t a bad neighborhood.

If something becomes available you typically have to act quickly or it goes. Ours got pretty competitive

Another vote for Kenilworth. Moved here 2 years ago, and love it. If you like to walk, the neighborhood connects to the BREC walking paths around Olympia and even behind Pennington to Pollard. I've biked all the way to Southdowns and beyond multiple times and now that they have developed Rouzan, you don't have to get on a major road.

I feel like Kenilworth is basically old people who have been Kenilworth residents since the 70s and young professionals who are buying houses from the old people after they die.

Based on your info Kenilworth/Magnolia Woods are your best bet.

Larger lots, stable property values, great location. I believe there is access to a community pool membership in either neighborhood.

Not a ton of architectural diversity (many "Baton Rouge boxes") but more than newer neighborhoods.

Older homes so prices are affordable.

Another vote for Bluebonnet Terrace (Jefferson Terrace). Mostly older empty nesters and young families. Quiet and safe.

There’s one listed right now on Chandler for $1.5M. There are several listed for $600k+.
I don’t know how to find comps.
They have some massive houses on Albert Hart between Highland and Boone. They have to be well over a million.
