Best Home Warranty Company?

Currently with Home Warranty America and it's up for renewal in a couple of months. I've heard of American Home Shield as well.

Any feedback on the better of these companies when making a claim? Any other companies to consider?

I have Am Hm Shld. I have had them respond to several breakdowns from A/C to electrical over the last 3 yrs. I would say there is some advantage to having their plan but in the end it is not cheap, just a reduction in what you might normally pay over all for the repairs as a total for Home Repair Expenses.

The response sometimes is poor, meaning it may take 4 to 5 days to get a repairman, however they have all been competent and cordial

AHS is terrible. Had to threaten legal action to get rid of them. When being denied claim after claim and expressing my frustrations to the techs that came out. All told me they work for all the warranty companies and Old Republic platinum protection is the best and will never get anything denied.

Bought new house this summer and thats what we got. Sure enough AC coil leak. We paid $75 and they replaced coil, puron, added new drain pan, float switch, access door and bunch of other crap all for $75.

The tech added all this other stuff thinking homeowner would pay rest. Buy old republic paid it all. I was shocked.

So what we're pretty much saying here is I'm better off putting $500/year into my own maintenance fund rather than getting a warranty?

Ask yourself this question:

“Do folks with money have Home Warranty Insurance?”

(HINT: The answer is 99% in the negative)

Why not? Because it doesn’t make economic sense.

Discipline yourself fiscally to have a rainy-day fund.

Yes.

It's different than home or life insurance where a catastrophic event can cause 100s of thousands of dollars that you can't afford.

At worst if your AC or refrigerator goes out, buy a new one on credit. Better than paying $500 per year for nothing.

Check out the story on US Fidelis. Auto warranty company, but they operated in the same way these home warranty companies do.

All of them will try like hell to get out of literally ANYTHING you call about.

The only thing it pays for is AC or hot water heaters, and even then it'll be a toss up.

I had AHS, and the trashball guy they sent out to look at my water heater refused to acknowledge there was anything wrong with it. Even though it was 20 yrs old and I saw a flame shoot out from the bottom of it. I cancelled the policy.

I had a policy with AHS when I bought my house. They all spell out in your policy pretty clearly what they do and do not cover, so if you are thinking they are going to give a bunch of shite for free, forget that.

Overall, I would say that if you want to keep your home maintenance expenses fairly flat and would like someone to manage emergency repairs, they all do a pretty decent job of that.
