You left out Towns County, home of one of my favorite towns anywhere, Hiawassee, GA.

Mountain without a doubt. I’m in a beach town now and it doesn’t compare for me personally. Lake > ocean

For me at least, it's a very very easy question. As much as I love the mountains, I'll take the beach over it 11 times out of 10.

You know there is usually a body of water near a beach right?

Yeah, that's what makes it so damn miserable (humidity), being surrounded by hot water. I'll pass.

I’ve lived in both and I would have to say mountain but it’s close.

Im buying a small place in each and spending winters on the water and summers in the mountains.

If the properties aren’t water front and I don’t have a boat, which seems to be implied by OP., then I’m saying screw it and using that money to buy a ranch

I’m curious where all the “I hate the heat” people live now?

Beach = hurricanes. Mountains = fire.
Am I being too cynical? Probably.

When we lived by the beach briefly, it was tsunamis that scared the crap out of us.

Mountain home for me, thanks.

I should have specified. You can’t live on the beach. You live somewhere else in the beach town. That’s a game changer, isn’t it?

After seeing that condo in Surfside go down, no more highrises for me.

Mountain driving is tougher on your car than near a beach. And they salt the roads all the time. Your car arguments are not really valid .

Beach

Driving winding mountain roads would get old quick for me, especially in winter. Beach would have great fishing year round and still possibly have decent hunting a short drive away. Sea breezes make the summer heat much more bearable

Mountain, but I prefer mountain cabins over the beach. I-81 corridor in Virginia thru the Shenandoah Valley is beautiful.
