Lesser visited island of Hawaii. It’s paradise. Picture Hawaii in your mind and Kauai is what you see. Maui has gotten overdeveloped, Honolulu is just a city and the big island is mainly cool for seeing an active volcano

We love Cape San blas. We can rent house on beach, ocean front , and beach is dog friendly. So wife and dog will walk the beach several times a day.
So we'll end up there. Have a few houses already in sight, just waiting another month or 2 and then locking something down.

Nope. Most homes along the Gulf in Walton county are not even required to have flood insurance. Okaloosa county has a decent amount but Walton, in most places, is 30+ feet above sea level.

Our HOA voted for this. No tents so you trash balls can’t leave the frames up all night littering the beaches.
We don’t force anyone to use the chair rental company. You can bring your own. In fact, we limit the amount of chairs the vendor can set up along the shoreline so people can walk through to the water at any point.

I have no problem whatsoever with banning leaving them out overnight. And no, we’re not “forced” to use the chair rentals but if you want any amount of shade it is extremely difficult to have a shady area for old people and kids if you have 10-12 people in your group. What’s the difference between bringing umbrellas vs bringing canopies?
Mighty nice of you to leave a 2’ path to the water clear of chair vultures. Regardless, it’s your HOA and you can do what you want I guess. It really just comes down to paying so much more for less and less. Our extended family who came down there for 10+ years will just find somewhere else to go. Such is life.

This. At least internationally you can get all-inclusive and as you mentioned, kids activities, at the resorts.
American beaches have become insane money pits with rules supposedly keeping “riffraff” out. If I can’t bring my own shade to the beach then I might as well go somewhere where shade drinks and activities are included.

We've done aruba several times, but we did look at Spain and a beach home to rent. Very affordable, Spain got crushed by economy several years back. I believe I was looking at Malaga or something west like Costa del sol or Cadiz.

Lived there for a time, heaven on earth. Very inexpensive and you will meet all types on the beaches.

I have become weary of travelling, sleeping away from home, and spending ridiculous amounts of money to be in a crowded tourist area.
In my mid 50's now, and kids are grown and gone from home.
My vacations consist of hanging around the house puttering with projects, spending time with the wife, and maybe a day trip here and there.
I am quite content to stay out of that rat race.
That said, we went to Cape San Blas back in summer of 2009 and there were nice beachfront and across the road homes everywhere for sale in the 30A area in the 200-400k range after the crash in 2008. Those places would probably be north of $1M now.
Wish I would have leveraged myself into a couple of those and I could have retired a few years ago after selling them.

Well it just seems like you might be stupid.
When I take a beach area vacation, I want to spend minimal amount of time in the actual residence. I'd have to be damn near a billionaire before I waste money like that, and at that point, I would just own a place somewhere.

Even the Texas coast has gone ape shite. What was a $250k tiny beach community home is now $450-500k.
