You can build on the beach in Mandeville in Louis burg. Nice beaches too! And you can have a dock on

You can’t get that combo anywhere in bay St. Louis.
Maybe pass Christian isles but no beach.

Y’all diss slidell but I’m telling you, all of these combo’s can be had in Slidell and the fishing is way better than anywhere in Bay St. Louis!

Yep, and many are owned by Nola and Metiarie folks. I know a few that are pretty damn impressive.

Yes....lost of them on the PC side of the Bay....Newell Normand has one of the biggest homes in the Pass right on the point

I don’t know if I agree with the better part but I really love the whole area from Waveland to BSL to Biloxi.

Did the beach used to be nicer and less muddy? Because it seems like it was a huge beach draw decades ago both from (limited) personal recall as a small child and looking at the old resorts and buildings.

It pains me to say this but Mississippi shits on Louisiana big time. Not even close. Louisiana is a God damn disgrace of a state right now. 50th out of 50.

I've lived in Gulfport, Biloxi, and Pass Christian and I liked all of those places a lot. I would say that Old Metairie is as good a place to live as those places, but I can't think of anywhere else in LA that rises to that level.

"Demographics similar to Mandeville"- maybe, but BSL is also a lot less pretentious, crowded, and suburban.

We are on a canal off the Jourdan near Watts Bayou/Bay Marina.

I'd say 90% of our street is from the GNO area

Also the night life has gotten pretty good with concerts and stuff at that line of clubs right by the bridge, Blind Tiger, Buoys, etc.

Sheeeeeeeeeit! Federal indictments and influx of crime trickling into Baltimore County makes me want to move away! Do these homes in Pass come with big enough backyards so I can continue breeding Maltese’s?

If you had more money you could definitely have a dock and beach in BSL. Open up a map and look just north of Hwy 90 at the bridge. All private beaches and every one of those lots could build a pier. They’re all members of the yacht club, so many don’t...but they could.

In fact, every single beach property in BSL could build a pier if they wanted...it’s their right. It may get destroyed in a year, and you may pay out the arse for insurance, but you can do it.

When I lived there the lot behind us was owned by some guy who wanted to build a McMansion there but couldn't because he was under indictment. So we had all the space we needed.

Don't get carried away now. MS still has a whole lot of shitty trash areas, especially in the northern part of the state. Overall except for those few places on the coast, the bars, restaurants, and entertainment options suck arse.

I’m aware. Looked for property in that area a
Few years ago. Problem I had is that you have to cross the road to get to said beach/dock. Not the same.

I can build a house On The Water in Slidell or Mandeville with a beach and dock.

12" Trout limit and 16" redfish plus higher creel limits. Though when the bite is on at Cat Island, I prefer that to fighting the armada in the Marsh
