I have a loved one that's not able live by herself anymore. She is mentally well, just suffers from bad arthritis and can't do things like cook or shop for herself.

Looking for suggestions on retirement homes in the area to help the search process.

A friend said that her Grandparent seemed to like Amber Terrace on Essen, but that was 10 years ago.

Monthly price for a studio all inclusive, not more than $3k/month... Anything like that around anyone can suggest?

Maybe LaCour House Assisted living in New Roads?

I don't know the price but they seem to have a nice community there. It's fairly new but the family that runs it has been in the business for years. The residents are more like family and they go shopping and have other outings.

I can honestly say that they are good people and care a lot about their residents. I get a kick out of the pics from their fb page because I have friends who have family there.

If i had to choose a place to be, I would be happy there.

Check out Williamsburg Senior Living. I have a relative that has been living there over a year and the family is happy with it. Unlike most places their Assisted Living plans are all inclusive of meals and services so the cost is clear each month. Pretty sure you can still get in there for <$3k a month for a studio. You can have meals delivered to the apartment or eat in dining room. Lots of activities.

PS Sunrise is more than $3K per month. We also liked The Haven in that price range. The new Blake is beautiful but, my run a bit more than that.

I know if I had extra cash laying around this is the business I would invest in. With the boomers aging, these assisted living places are going to be in high demand.

Youth in Asia is a new one located in a good area. It's like Heaven on Earth.

But the boomers don’t have a dime saved to their name for retirement.

I second kimmieb. My mom was at Williamsburg and the staff was wonderful. I'm pretty sure you can still do it for just under $3K.

Depends upon the location of the community, age of the community, amenities offered, etc.

And always ask what is their occupancy level. Find out how many type of apartments are available that your loved one is interested in. The more inventory, the more they should be willing to deal.

Ask about annual rent increases. Try to negotiate for a rent freeze for 2 or 3 years. And ask them to waive the community fee. Lastly, once you get all of that, if offered or if you ask, ask for a pack and move.

They are hurting right now as far as occupancy goes. If she likes the location and residents that live there, along with staff, a deal could most likely be had here.

However, it is a very dated product and their management team (and ownership) are reluctant to put any substantial amount of money back into the product.

The industry took a little downturn for a moment, a pause if you will. However, the latest reports indicate that business will pick back up. The older properties either need to reinvest back into their product or understand where they are in today's world of competition and lower their price substantially (doubtful) or sell and become something else, i.e. regular apartment complex so to speak.
