I had a doomsayer biology professor at Tulane back in 1984 that said BR water would be unusable, even for showers by 2000.

If location to lsu is a priority…that budget…
As op have said rent a house in southdowns…
Better rent a cottage in the garden district
(Straight shot …a very short distance to lsu)
Best ….Rent a cottage in lake crest…ride you bike to lsu…

Next look at college hills fir small house to rent…

Google those subdivision names on Zillow..

I'm a little biased but I grew up in Village St George and went to LSU. It's a quick 7 mile drive down Burbank(4 lanes 55mph) from campus.
I can vouch the neighborhood is still plenty safe and stable as my mom and my brother both live about 5-10minute walk Highland Road Park.

I just found this rental on Zillow.

Lots of kids in that neighborhood. You'll be 15-20 minutes from campus and can walk to nice park with the kids(splash pad and all).

Zillow listing for a 3br rental on Bullrush Dr $1500/mo

Yeah, I'm not an undergrad. I'm actually a lawyer from Australia and we've been in the US since 2018 (Denver and Miami). We've decided to stay in the US permanently, so I figured I should get qualifed here, too. LSU offered me a great scholarship and I wanted to go to a good football school. It'll only take me about 18-24 months to graduate though (hence renting rather than buying).

Do you plan to move out if town before those kids enter the school system?

If not, you'll need to live just outside of Baton Rouge. BR public schools are worthless, so you'd want to put them in private schools if you stay in town.

Look into Prairieville for the shortest commute to the LSU area. The public schools there are some of the top rated in the state.

Just kidding OP. But the Baton Rouge Rugby Club and the Baton Rouge Tigers Aussie Rules club both play and practice at the Highland Road Park I mentioned above.

Good times to be had with either club as some players play for both and support each other.

If you insist on coming, Southdowns shouldn't be that terrible for your family and it's within walking and biking distance of everything at LSU. There are apartments and condos right on the lakes around there that would offer a lot of the same benefits as the neighborhood proper (if renting a house isn't your speed) and they're closer to the Law Center than the neighborhood. Those apartments might be 2 kilometers away (along streets, not direct line of sight) and the other side of the neighborhood proper might be 4 or 5 km. Traffic is going to suck getting in and out of there, though, if you need to go anywhere else during rush hours. For someone who doesn't know the city well that will be spending a lot of time at the university, that area's fairly safe and very convenient.

DO NOT PUT YOUR KIDS INTO PUBLIC SCHOOLS. This is non-negotiable. Prepare for private school if they're going to be old enough for school while you live in BR.

Mid city is a gem if you hit the right places. Broussard to Highland has decent homes in your price range to rent, and its far enough away from the bad areas of mid city and the garden district.

Avoid state st. Avoid Tigerland. Avoid anything north of Florida. Avoid anything close to gardere on burbank.

We would need to know if your kids will be attending private schools or not.

If not then you should avoid Baton Rouge and “St. George” all together. Central and Zachary are good.

For 3K, I'll rent you my house in the garden district. 1 mile from LSU. Recently remodeled. On the parade route.

Do yourself, your kids, and your wallet a favor and live in Prairieville or Zachary. Low crime, about a 30 minute commute, and some of the best public schools in the state.

I'll throw out a different suggestion. Since you have young kids, it may be worth it to check out some of the neighborhoods along highland and perkins south of campus. Southdowns is great, but the streets can be used as cut thru methods to get to other areas. for 3k or less, you could probably find something in Woodstone/Woodgate, and definitely Pollard/Kenilworth/Magnolia Woods

Those would all be great options, and most are within walking distance to a park. Kenilworth and Mag woods each have community pools you can join and you could walk to Perkins road park and Pollard is a mile bike ride from it down a dedicated bike path. In addition, woodstone connects in with University Acres, which also has a small park.

Also, consider where the kids are going to daycare. If you're catholic and can get them into St Aloysius daycare, it may be worth it to live in Southdowns as its closer.

All of those neighborhoods are 15 min or less on a commute to campus.
