I'd start my search in Southdowns or Capital Heights. Should be plenty in your price range there. Lots of older homes with big trees in those areas. They are convenient to campus but not predominantly student neighborhoods.

If so, Gardere Lane is the place for you!

As an added bonus, if you have a couple of AR-15s, you might also get to star in a hip-hop YouTube or Worldstar video.

Zachary is the place for you. The public schools here are the best. This fact alone will save you a wheel barrow full of cash. Public schools in Baton Rouge will destroy your children. Driving 16 miles from Zachary to LSU will save your kids lives.

Within your budget, most everything is on the table... If I were you, I would look at:

Southdowns - Older homes, with "charm", but 10/10 location. St. Aloysius is probably the best private school in the city if you can get your kids in. Neighborhhod is mostly renters, some being college students, and the occasional brand-new $750k+ house where someone just bought an old house for the lot and tore it down to build something nice. Definitely not unsafe, but you do get the occasional guy going through the neighborhood stealing shite out of unlocked cars, since most houses don't have garages. Easy access to campus via Hyacinth -> Stanford.

Kenilworth/Magnolia Woods - Kenilworth is honestly probably the best spot for you IMO. Kenilworth is almost exclusively ranch-style homes, while Magnolia Woods to the southeast has some smaller homes. Plenty available to rent in Kenilworth. Very low crime, mostly the occasional person going through cars, however unlike Southdowns alot of these homes have garages or carports that you can gate if you want. Easy access to Highland and Perkins, both which will lead you to campus. St. Jude is the private school district. Its also a really good school.

Spring Lake/Fairhill - Built in the 1990s/2000s I believe. Lots of young professionals here, as the houses are nicer and newer than alot of other places, but the home prices aren't too high yet. Not a ton of crime here, but the neighborhood just northwest of it is definitely lower income. No clue what the school district here is. Very easy to go down Burbank, or if there is for some reason bad traffic, you can go down Nicholson to reach campus.

Garden District/Capital Heights - Similar homes to Southdowns, but most are probably a little nicer. Capital Heights houses are probably too small for your family,but Garden District should be great. Government St and Perkins Rd Overpass area are awesome little districts for food/driniks/entertainment, and these neighborhoods are right next to it all. If you want nightlife, and plan to do alot out of the house, this is your place. Its mostly young professionals, and the occaional college rental, and also the occasional $750k+ house. Very easy access to campus going from Dalrymple.

Some places to avoid:
- Anywhere North of Florida Blvd.
- Valley Park neighborhood
- The area between LSU campus, Nicholson Dr, Downtown, and Park Blvd.
- Alvin Dark
- Gardere Ln between Nicholson and Burbank
Its mostly safe to be driving through these areas on major streets, but you probably don't want to be going to anyone's house here.

Also, one thing to note as you are looking at the city. We are stupid with street names... College/Lee/Brightside are all the same street, and LSU Ave./Stanford/Acadian are all the same street. They are just segmented between intersections.

If you need to be within close proximity to LSU, know that moving to Livingston or Ascension Parishes will give you a terrible commute. Our urban planning and infrastructure leave a lot to be desired. If you have a $3,000/month budget, it's unnecessary to live that far out. Unless, of course, you love your car.
